Sunset Beach, Milnerton, Western Cape: Coastal Living with City Convenience

Sunset Beach in Milnerton, Western Cape, is a small coastal suburb on Table Bay known for its expansive beach, wind and watersports culture, and postcard views of Table Mountain. Buyers value its low-key residential feel, direct beach access, and proximity to Cape Town’s key amenities. The area attracts professionals, active families, and investors seeking a high-demand coastal address within easy reach of the city.

Location and Accessibility

Sunset Beach sits on the R27 (West Coast Road) between Milnerton and Table View, roughly 12–15 km north of the Cape Town CBD. The R27 links quickly to the M5, N1, and N7 for cross-city travel, while the M14 connects to nearby suburbs. Cape Town International Airport is typically a 25–30 minute drive, traffic dependent. The MyCiTi bus rapid transit network serves the Milnerton–Table View corridor with stations along the R27, offering reliable public transport to the CBD and surrounding nodes.

Lifestyle and Amenities

Life in Sunset Beach centres on the coastline: residents enjoy kitesurfing, windsurfing, surfing, and long beach walks, with steady summer winds and sweeping Table Bay views. The Table Bay Nature Reserve (Rietvlei section) is nearby for birding, kayaking, and nature walks. Daily conveniences are met by local neighbourhood shops, with larger retail at The Paddocks in Milnerton, Canal Walk at Century City, and Table Bay Mall to the north. Healthcare is well covered by Mediclinic Milnerton and Netcare Blaauwberg Hospital. Families have access to reputable schools in the wider area, including Milnerton Primary and Milnerton High, Blouberg International School, and Elkanah House, plus a range of preschools. Dining options span beachfront restaurants in Milnerton and Bloubergstrand, many with sunset views.

Upcoming Events

The coastal strip from Milnerton to Bloubergstrand hosts wind and watersport gatherings during the summer “Cape Doctor” season, and Cape Town has in recent years staged major kitesurfing competitions along these beaches, drawing international attention. The well-known Milnerton Flea Market on Marine Drive operates on weekends, attracting visitors from across the city. Residents also enjoy wider Cape Town fixtures such as the summer concert season and city marathons, all within an easy drive from Sunset Beach.

Property Market Overview

Property in Sunset Beach comprises freehold homes, modern townhouses, and a limited number of apartments, with many properties designed to maximise ocean and Table Mountain views. The suburb appeals to lifestyle buyers, corporate relocations, and short-term rental investors targeting the wind- and watersports season. Indicative pricing often starts around the R3 million mark for compact townhouses or smaller homes, with larger or modernised properties and beachfront homes achieving significantly higher prices, frequently above R10 million. As stock is limited, well-presented homes in good positions tend to attract steady interest.

My Sunset Beach tip
We only have two entrances into Sunset Beach, so security is excellent. We are on the beach side of Otto du Plessis, so no main road needed to cross to get to the beach. We are an international kite haven, with a very European vibe half of the year.
