Ari Voyiatzis - 22 Years of Experience and Still Loving It

With over two decades of real estate experience, Ari Voyiatzis brings deep industry insight, local expertise, and a strong commitment to client service to the Cape Town property market. Since joining the industry in 2003, Ari has witnessed major shifts in the local market, from interest rate fluctuations to tech innovations. Yet through it all, one thing has remained the same: his passion for helping people find a place they’re proud to call home.

Rooted in Sunset Beach, connected across Cape Town

As a long-time resident of Sunset Beach, Ari is deeply invested in the local community and has built strong relationships in the area.  While there is something special about living and working in the same neighbourhood, his reach doesn’t stop at the coast. His work with REMAX Living stretches across Cape Town’s most sought-after locations, including the City Bowl, Atlantic Seaboard, Milnerton, and surrounding areas. His wide network and in-depth market knowledge make him an invaluable guide for buyers and sellers at every stage of the property journey. finds joy in serving his own community while also working across some of Cape Town’s most desirable locations.

Apart from the passion for the real estate industry, Ari says that while many opt for a coffee fix, he prefers a protein shake to power through a packed show day schedule. “It keeps me fuelled and focused,” he says.

From flipping homes to full-time real estate

Ari’s journey into the property world started with a hands-on love for transformation. “I found great satisfaction in purchasing half-finished homes and enhancing them with high-end finishes,” he says. The success of these ventures, done alongside his partner, revealed a shared passion for property and led both of them into full-time real estate careers.

The first sale that taught him everything

Ari’s very first sale came with a valuable lesson that still sticks with him today. Working with a young newlywed couple, he had lined up five modern homes for them to view. At the last minute, he added a sixth, a slightly dated house with retro 80s finishes. It wasn’t his top pick, but the buyers fell in love with it immediately. “That experience taught me to never make assumptions,” he says. “Every property has its match, you just need to have an open mind and listen to your clients.”

What buyers and sellers want to know

When it comes to current trends, Ari notes a few key conversations happening among his clients.

On the seller side, there’s growing frustration over unsolicited cold calls from agents. “Many sellers are asking how their contact details are being shared,” he says. “There’s a real need for more transparency and trust in these interactions.”

For buyers, especially the 90% of his clients who are foreigners, the search is focused on flexibility. “Dual-purpose living is a big priority,” Ari explains. “Many are looking for homes that allow for short-term rentals or separate living spaces, whether for work, guests, or passive income.”

Tech-savvy and forward-thinking

Ari is a self-described “techno-geek” and strong advocate for embracing technology in the real estate space. “Those with curious minds and a desire to learn will always thrive in this industry,” he says. He’s especially intrigued by the potential of digital tools to simplify and enhance both the agent and client experience, from AI-powered analytics and virtual tours to smarter CRMs and automation.

Real advice for new agents

Ari’s advice for anyone entering the industry: “Build your own network. Success doesn’t come from cold calling someone else’s listings, it comes from nurturing your own connections and always keeping your sellers front and centre. They’re the heart of the story.”

Looking ahead

Ari approaches his work with purpose and discipline. “I work step-by-step, in a prayerful and systematic way,” he says. “By focusing on the foundations each day, the results take shape naturally over the year.”
