As the founder of Amazing Spaces, a business originally built on matching extraordinary homes with film and photographic shoots, Julia has cultivated a deep understanding of architecture, storytelling, and lifestyle long before stepping formally into the real estate space.

Five years ago, her journey naturally expanded. With an exceptional portfolio of properties and long-standing relationships with their owners, launching a residential sales division was not just a logical move; it was a seamless evolution of their business. Today, Amazing Spaces is a trusted name in Cape Town’s lifestyle-driven property market, with Julia at the helm, leading with vision, experience, and unwavering integrity.

From creative roots to residential sales

Julia’s interest in property goes beyond transactions. She has always been fascinated by how people live, the energy within a home, and the way design reflects identity. Years before formally working in real estate, she facilitated the sale of a beachfront location in Yzerfontein to a German buyer, an experience that planted the seed for what would eventually become the real estate arm of Amazing Spaces.

“It’s never just about the listing,” she explains. “It’s about connection, intuition, and lifestyle fit.”

Specialist knowledge in Cape Town’s character-driven suburbs

Under Julia’s leadership, Amazing Spaces specialises in lifestyle-rich areas such as Cape Town’s South Peninsula, the Atlantic Seaboard, the Waterfront, Blouberg, and the Western Seaboard. But more than geography, Julia is drawn to homes with character and long-term value, places where architecture, location, and lifestyle converge.

These are the properties that tell a story, and stories are something she has spent her entire career helping people discover, shape, and share.

Market trends and a changing buyer profile

The market Julia works in is currently defined by high demand, limited stock, and a sharp rise in buyer discernment. International interest and semigration continue to shape Cape Town’s property landscape, with buyers placing increasing value on light, space, functionality, and quality design.

“It’s a seller’s market right now, but buyers are also more educated than ever,” she says. “They’re seeking long-term lifestyle fit, and buyers are seeking honest, well-informed guidance.” And her one piece of advice to sellers? “Declutter and simplify, buyers need space to imagine their own lives unfolding there.”

Despite her busy schedule, she still makes time to keep up with the latest market developments. “I am hands-on, I speak to clients daily, and collaborate with industry peers. I also keep an eye on local and global property trends.” 

The experience that she has gained over the years has allowed her to have perspective, which makes it easier to notice the patterns in the market.

Leading with tech without replacing the human element

Julia recognises the important role technology plays in improving processes, transparency, and access to information. But she is clear: tech is there to enhance service, not replace the human relationships at the core of the industry.

“The most successful agents are the ones who use tech without losing that personal touch,” she notes. This is also the reason why she would want to automate administrative follow-ups and data capturing. “By automating this aspect of day-to-day business, you are freeing up time for more strategic, connection-driven work.” 

Building a values-driven team

While she doesn’t sell directly, a deliberate choice to avoid competing with her team, Julia remains deeply involved behind the scenes, mentoring, supporting, and shaping the direction of the business. One of her proudest milestones has been the acquisition of the respected Blue Chip brand, which has allowed Amazing Spaces to grow its team to 15 high-calibre agents.

“I’m incredibly proud of the people I work with. Our growth has been intentional, always prioritising cultural fit and values over fast scaling.”

The power of long-term thinking

Julia’s approach to real estate is grounded in trust, consistency, and a long-term view. Her advice to new agents entering the field is to play the long game. She advises focusing on building a solid reputation rather than chasing quick wins.

She’s also realistic about the industry’s challenges. “People think it’s glamorous, but it requires resilience, emotional intelligence, and a lot of behind-the-scenes effort.”

Lifestyle, design, and legacy

Julia’s passion for beautiful spaces extends well beyond selling them. Through her Habitat division, she’s been involved in numerous residential developments and interior design projects,  including the design of Amazing Spaces’ Constantia Village office, a collaboration with her daughter.

When asked what motivates her on tough days, her answer is simple: “Knowing that our work makes a real impact, and being surrounded by a team I genuinely admire.”

And her coffee order for a busy day? A double espresso with a dash of hot water,  and, if she’s lucky, a pain au chocolat from Foxcroft before they sell out.

Looking ahead

Over the next 12 months, Julia’s goals are focused on thoughtful growth. She plans to expand Amazing Spaces’ development offerings, deepen relationships with long-standing clients and location owners, and continue creating meaningful connections between people and properties.

Her work is about more than matching homes with buyers — it’s about matching people with possibility.
