A slice of Baardskeerdersbos with the one thing that cannot be added later: the view. This portion of about 4 000 m2 is to be cut from a village property of about 1 ha on the tar road, and it falls gently towards the valley and the hills around it.

Mature trees stand on the higher ground and the rest is open grass, with room for a home, a stoep, a garage and a garden without fighting the site. The road frontage is modest and the stand runs back from the tar, so it has village access without sitting on top of the traffic.

The boundaries are fenced on all sides; a gate is not included. Municipal services are in the area, but there are no connection points on the stand yet.

Until the subdivision is approved and the portion has a title of its own, it cannot be transferred, so a sale is conditional on that approval. The purchaser pays for the subdivision, the survey and diagram, the municipal consent and the connection of services. Zoning, building lines, coverage and consent uses are to be confirmed with Overstrand Municipality, and the seller gives no warranty on the exact size, services, rights or development potential.
