An exceptional investment opportunity presents itself in the form of an expansive 85-hectare agricultural property situated in Doornrandjies, Centurion, Gauteng, with an asking price of R30 million.

The property offers a unique combination of agricultural potential, existing infrastructure, wildlife, residential accommodation, and strategic accessibility. Positioned directly opposite the N14 highway, the property benefits from convenient access to surrounding areas, making it an attractive proposition for investors seeking to establish or expand an agricultural operation, develop a private game farm, establish a lodge or hospitality destination, or explore suitable future development opportunities.

Currently zoned for agriculture, the property features a variety of existing improvements, including two horse stables, five workshops, six cottages, and two farmhouses. The presence of wildlife, including impala, zebras, and other animals, further enhances the property's appeal as a potential lifestyle destination or private game-farming operation, subject to the relevant approvals and operational requirements.

Combining substantial land size, established infrastructure, natural surroundings, and proximity to major transport routes and amenities, this property presents an opportunity for buyers looking for a versatile agricultural investment in the Centurion area.

2. PROPERTY OVERVIEW

The property comprises approximately 85 hectares of land, offering substantial space for agricultural activities, livestock operations, equestrian facilities, nature-based tourism, and other land uses permitted under the applicable zoning and municipal regulations.

The existing infrastructure provides a valuable foundation for an incoming owner, potentially reducing the initial capital expenditure required to establish certain operations. Depending on the intended use and the condition of the existing improvements, the buildings could support residential accommodation, agricultural administration, storage, workshops, or tourism-related activities.

Key Property Features:

* Approximately 85 hectares of land.

* Asking price of R30 million.

* Agricultural zoning.

* Two horse stables.

* Five workshops.

* Six cottages.

* Two farmhouses.

* Existing wildlife, including impala, zebras, and other animals.

* Strategic position directly opposite the N14 highway.

* Approximately 6 km from Bambanani Shopping Mall.

3. EXISTING INFRASTRUCTURE AND IMPROVEMENTS

The property benefits from several existing structures that may support a range of agricultural, residential, and commercial operations.

2 Horse Stables

The two horse stables offer potential for equestrian activities, horse accommodation, breeding, training, or recreational riding, subject to the suitability of the facilities and the owner's intended operations.

5 Workshops

The five workshops provide opportunities for equipment storage, maintenance, repairs, agricultural operations, or other suitable business activities. Their precise functionality will depend on their current condition, layout, services, and permitted use.

6 Cottages

The six cottages may offer accommodation for farmworkers, management personnel, guests, or visitors. Subject to the relevant approvals and facilities, they could also form part of a potential lodge or rural hospitality concept.

2 Farmhouses

The two farmhouses add residential value to the property and may accommodate owners, management personnel, or other occupants. Their condition, accommodation capacity, and potential for refurbishment should be assessed during a property inspection.

Collectively, these improvements provide a foundation for an investor seeking a property with existing infrastructure rather than undeveloped agricultural land alone.

4. WILDLIFE AND GAME-FARMING POTENTIAL

One of the property's distinguishing features is the presence of wildlife, including impala, zebras, and other animals.

This creates an opportunity to explore a private game-farm concept or a nature-oriented lifestyle property, depending on the existing ecological conditions, fencing, carrying capacity, and applicable regulatory requirements.

Potential uses could include:

* Private game farm or wildlife estate.

* Wildlife viewing and guided game drives.

* Nature-based recreational activities.

* A rural retreat or lodge concept.

* Equestrian and outdoor lifestyle activities.

The suitability of the property for a commercial game-drive operation or wildlife tourism business would need to be established through an assessment of the land, animal populations, infrastructure, safety requirements, and applicable permits.

5. AGRICULTURAL AND BUSINESS OPPORTUNITIES

The property's agricultural zoning and extensive land area provide a platform for exploring various agricultural and related business opportunities.

Depending on soil conditions, water availability, infrastructure, and market demand, potential activities may include:

Agricultural Operations:

Livestock farming, suitable crop production, or other agricultural activities aligned with the property's physical characteristics and available resources.

Equestrian Operations:

Horse accommodation, riding facilities, training, or other equestrian activities supported by the existing stables.

Wildlife and Nature-Based Tourism:

A private game-farm experience, guided wildlife viewing, or related recreational activities, subject to the necessary approvals.

Lodge and Hospitality Concept:

The existing cottages and farmhouses could potentially support a rural accommodation concept. Any commercial lodging operation would require confirmation of the applicable land-use rights, building compliance, infrastructure capacity, and relevant municipal approvals.

Agricultural Support Business:

The workshops may support agricultural equipment maintenance, storage, and related activities, subject to the applicable permissions.

Long-Term Development Potential:

The property's size and strategic position may make it worth investigating for future development. However, agricultural zoning does not automatically permit residential estates, commercial developments, hospitality establishments, or subdivision. Any alternative development proposal would require a formal assessment of municipal planning policies, zoning restrictions, access, services, environmental considerations, and the feasibility of obtaining the necessary land-use approvals.

6. LOCATION AND ACCESSIBILITY

The property is strategically positioned in Doornrandjies, Centurion, directly opposite the N14 highway.

This location is an important consideration for agricultural operators, investors, and businesses that require convenient road access. It also provides a recognisable transport corridor for visitors and prospective customers.

Key Location Advantages:

N14 Highway: The property's position opposite the N14 offers strategic proximity to a major regional road corridor. Theprecise legal access arrangements and permitted entrance points should be verified.

Bambanani Shopping Mall:** Approximately 6 km away, providing access to nearby retail amenities and everyday services.

Centurion and Surrounding Areas:** The location offers access to the wider Centurion and Gauteng market, subject to actual travel routes and traffic conditions.

Rural Setting:** The property's extensive land area and agricultural character offer an alternative to conventional urban property investments.

The combination of a rural environment and proximity to a major highway may appeal to buyers seeking agricultural land with access to surrounding economic centres.

7. INVESTMENT CONSIDERATIONS

At an asking price of R30 million for approximately 85 hectares, the indicative asking price equates to approximately R352,941 per hectare.

This calculation provides an initial benchmark for assessing the acquisition cost relative to the property's land area. It does not represent an independent market valuation.

A comprehensive investment assessment should consider:

* The condition and estimated replacement value of the existing buildings.

* The property's water supply, boreholes, water rights, and electricity infrastructure, where applicable.

* Soil quality, agricultural productivity, and environmental conditions.

* The condition of fencing and the suitability of the property for keeping wildlife.

* The legal status and compliance of all existing structures.

* Municipal zoning and the feasibility of any proposed alternative land uses.

* Access rights and any applicable road-access restrictions.

* Rates, taxes, operating costs, and potential maintenance expenditure.

* Comparable agricultural land transactions and the property's income-generating potential.

These considerations will help a prospective buyer determine the property's suitability for their investment objectives and assess whether the asking price aligns with the property's market value and operational potential.

8. TARGET MARKET

The property may appeal to several categories of prospective purchasers, including:

1. Agricultural Investors** seeking an established property for farming or related activities.

2. Game-Farm Operators** interested in wildlife-related operations and private game-farm facilities.

3. Hospitality Investors** exploring a rural lodge or nature-based accommodation concept.

4. Equestrian Entrepreneurs** seeking land with existing horse stables and space for expansion.
