AGRICULTURAL PRODUCTION

The property is ideally suited to intensive vegetable and fresh-produce production, particularly where controlled irrigation and tunnel farming can provide more consistent growing conditions and potentially extend production seasons.

The existing tunnels provide an opportunity for high-value crop production, while the additional open agricultural area creates scope for further cultivation and diversification.

The combination of good soil, borehole water, irrigation infrastructure, storage capacity and off-grid electricity provides a strong foundation for an owner-operator, commercial farmer or agricultural investor.

MULTIPLE INCOME STREAMS

The property has the potential to generate income from more than one agricultural activity, including:

- Fresh vegetable production

- Tunnel-grown crops

- Open-field crops

- Nursery or seedling production

- High-value crops requiring controlled growing conditions

- Direct-to-market fresh produce

- Wholesale supply to retailers, restaurants and informal markets

- Potential agricultural leasing or production partnerships

The existing infrastructure also creates the possibility of phased expansion, allowing a purchaser to increase production without having to establish the entire operation from scratch.

WATER SECURITY

One of the property's major advantages is its independent water infrastructure.

With four boreholes, a 100,000-litre storage facility and a main borehole capable of pumping approximately 13,000 litres per hour, the property has significant water infrastructure already in place.

The irrigation network supplying the open agricultural area, together with the spray system serving the tunnels, provides an established platform for ongoing agricultural production.

Borehole yields and lawful water-use entitlements should, of course, be verified by the purchaser as part of the due-diligence process.

OFF-GRID POWER

The property is equipped with:

20 kW solar power + 20 kVA diesel generator

This provides an important degree of energy independence and operational resilience, particularly for irrigation pumps, agricultural equipment, security systems and other essential infrastructure.

The combination of solar generation and generator backup can assist in reducing reliance on conventional electricity supply and mitigating the operational risks associated with power interruptions.

SECURITY

Security infrastructure includes:

- Electric perimeter fencing

- Fully fenced ( built boundary walls)

- Automated security monitoring system

- Controlled agricultural environment and entrance

This provides an additional layer of protection for the property, equipment, crops and infrastructure.

FUTURE DEVELOPMENT POTENTIAL

An additional strategic advantage is the property's location adjoining land earmarked for potential future industrial development. One of these stands is already zoned to Industrial 2

While the property is currently utilised for agricultural purposes and its present zoning should be respected, the surrounding development trajectory could provide long-term strategic value and potential capital-growth prospects.

This creates an attractive combination of:

Current agricultural income + productive infrastructure + future development potential.

Any future rezoning, subdivision or alternative land use would remain subject to the applicable municipal planning processes, approvals and development rights.

INVESTMENT OPPORTUNITY

This is not simply a vacant agricultural holding. It is jewel still to be developed.

For an investor or agricultural entrepreneur, the opportunity is to acquire an operating platform and potentially improve the returns through:

1. Increasing crop production;

2. Expanding tunnel cultivation;

3. Utilising the additional open agricultural area;

4. Introducing higher-value crops;

5. Developing additional agricultural income streams;

6. Improving direct-to-market distribution; and

7. Benefiting from the property's strategic position adjacent to anticipated future industrial development.
