A UNIQUE OPPORTUNITY TO ACQUIRE A CHARACTER-FILLED PROPERTY WITH AN ESTABLISHED BUSINESS HISTORY

Some properties offer accommodation. Others offer an experience. This exceptional guesthouse offers both.

An outstanding opportunity awaits the discerning purchaser seeking a distinctive property in one of Hermanus's most desirable locations. Rich in character, charm and timeless appeal, this magnificent thatch-roofed heritage home combines the warmth and elegance of a bygone era with the established infrastructure and business history of a well-regarded guesthouse.

From the moment one enters the property, its unique personality is immediately apparent. Beautiful wooden floors, quality furnishings, inviting interiors and an abundance of character create an atmosphere that is both welcoming and memorable. This is a property with a genuine sense of place, offering an appealing alternative to conventional guest accommodation and a wonderful foundation for a new owner wishing to enter or expand within the hospitality industry.

EXCEPTIONAL ACCOMMODATION AND VERSATILE LIVING SPACES

The guesthouse offers six well-appointed bedrooms, thoughtfully arranged to accommodate a variety of guests, including couples, families and small groups.

The two upstairs rooms are complemented by a spacious living area, a kitchen and bathrooms, providing a degree of independence and flexibility that is particularly attractive. This area lends itself ideally to private owner's accommodation or alternatively to comfortable accommodation for a resident manager, allowing the guesthouse operation and private living arrangements to be conveniently combined.

Of the four remaining guest bedrooms, two are configured as family units. Each comprises a main bedroom, a bathroom and a smaller adjoining bedroom, making them particularly suitable for families travelling with children or for friends wishing to share accommodation while retaining their own space.

The furnishings throughout the property are of an exceptionally high standard, with quality and attention to detail evident in the interiors. The beautiful wooden floors lend warmth and richness to the home, while the inviting living and entertaining areas create a relaxed and intimate atmosphere that guests can appreciate throughout their stay.

AN INVITING BREAKFAST EXPERIENCE AND TRANQUIL GARDEN

The breakfast and dining area is a particularly appealing feature, providing a welcoming setting in which guests can begin their day with a hearty breakfast before exploring everything Hermanus has to offer.

The property's generous entertaining areas, together with its delightful garden, enhance the overall guest experience. The garden is a peaceful haven in which to relax, enjoy the fresh coastal air and unwind to the soothing sounds of the sea.

Impeccably maintained and secure, the premises reflect the care and pride invested in the property. Its distinctive architecture, attractive furnishings and tranquil surroundings combine to create an environment that is both aesthetically pleasing and ideally suited to boutique guesthouse accommodation.

AN ENVIABLE WESTCLIFF LOCATION

Location is one of this property's most compelling attributes.

Situated in the sought-after Westcliff area of Hermanus, the guesthouse is within comfortable walking distance of the town centre and a short distance from the beaches and celebrated coastal walkways that have helped establish Hermanus as one of South Africa's most desirable coastal destinations.

Hermanus is internationally renowned for its spectacular land-based whale watching, dramatic mountain scenery, beautiful coastline and relaxed coastal lifestyle. Its excellent selection of restaurants, cafés and leisure activities ensures that visitors have plenty to enjoy throughout their stay.

Beyond its appeal as a tourist destination, Hermanus offers an established residential community, excellent schools, good medical facilities, including a MediClinic, and quality shopping centres. This combination of natural beauty, convenience and infrastructure contributes to the town's enduring appeal.

Located approximately 100 kilometres from Cape Town International Airport, Hermanus is readily accessible to both domestic and international travellers. The guesthouse's distinctive character and desirable location have historically made it particularly appealing to overseas visitors seeking an authentic and memorable South African coastal experience.

AN ESTABLISHED BUSINESS WITH A PROVEN HISTORY

Importantly, this offering represents more than the acquisition of an attractive heritage property. It presents an opportunity to revive an established hospitality business with a history of successful operation and a loyal clientele.

For many years, the guesthouse operated as a lucrative business, benefiting from its distinctive character, quality accommodation and enviable location. Its appeal to visitors, particularly international guests, was enhanced by the unique atmosphere and aesthetic charm that set it apart from more conventional accommodation establishments.

The current owner has relocated to England to enjoy retirement, and the guesthouse ceased trading a few months ago. The decision has therefore been made to offer the property to a new owner who can appreciate its considerable potential and build upon the foundations already in place.

For an entrepreneurial purchaser, this creates an exciting opportunity to reintroduce the guesthouse to the market, reconnect with previous clientele, develop new marketing channels and capitalise on the enduring popularity of Hermanus as a tourism destination.

The existing accommodation infrastructure, established history and distinctive identity provide an excellent starting point for a new chapter in the property's story. With renewed marketing, attentive management and a clear hospitality vision, a new owner has the opportunity to reposition the guesthouse and work towards restoring and potentially surpassing its former success.

A PROPERTY TO BE PROUD OF — AND AN OPPORTUNITY TO BUILD UPON

Properties of this nature are increasingly difficult to replicate. The combination of heritage character, quality furnishings, versatile accommodation, attractive outdoor spaces and a sought-after Westcliff address gives this guesthouse a distinctive position in the Hermanus market.

Whether acquired by an experienced hospitality operator, an entrepreneur looking to establish a presence in Hermanus, or a purchaser seeking a character-filled home with the potential to incorporate a guest accommodation business, this property deserves serious consideration.

The opportunity is to acquire a magnificent property with an appealing history, an established hospitality infrastructure and the potential for a new owner to create something truly special.

The property is sold with all furniture and fittings as well as the infrastructure to resume the guesthouse operations with immediate effect.

A rare opportunity to secure a character-rich heritage property in a prime Hermanus location and breathe new life into a guesthouse with a story worth continuing.
