A Rare Piece Of Karoo History With Tonnes of Potential

Set in the peaceful Karoo town of Merweville, this character-filled property offers something increasingly difficult to find: an original home, generous land and the freedom to create something truly your own.

Situated at 11 Voortrekker Street, the property combines the charm of an older Karoo home with an unusually spacious erf of approximately 3 600 m2, stretching from the street all the way towards the riverbed at the back.

The main house has a wonderfully authentic feel, with original wooden floors and a practical layout centred around a welcoming corridor. The home includes a spacious main bedroom, a second bedroom, bathroom, open-plan living and dining area and a cosy kitchen. A covered front stoep forms an L-shaped veranda around the front of the home, creating additional outdoor living space and access to two further bedrooms positioned along the patio. A second covered patio at the back of the house provides another sheltered outdoor area directly off the kitchen.

In addition to the main residence, the property offers two separate outbuildings. The front building includes a well-maintained single garage and storeroom, while the building further towards the rear provides another garage, storeroom and a small toilet area. The rear toilet would require some attention, as it is currently not connected to water and does not have a functioning flush system. There is also an existing dam next to the rear outbuilding which is currently not operational.

The real opportunity, however, lies beyond the house.

With approximately 3 600 m2 of land extending towards the riverbed, there is ample space to reimagine the property. The existing home could be restored into a beautiful retirement residence or peaceful Karoo getaway, while the expansive rear section could accommodate gardens, a small self-sustaining agricultural setup or other outdoor uses.

For the buyer with a more adventurous vision, the property's position even lends itself to something more unique. Subject to the necessary approvals and permissions, one could imagine creating a small coffee shop, farm-style venue or intimate retreat towards the rear of the property, making the most of the open Karoo surroundings and riverbed outlook.

This is not simply a house on a stand. It is a substantial piece of Merweville with history, character and room to create something special.

A property for someone who appreciates the charm of the old Karoo, values space and can see the possibilities beyond what is already there.
