Property Details

Zoning: Residential

Land size: 1.9458 hectares

Current status: Established rental income with further development potential

Price: Reduced – seller motivated

Existing Rental Income

The property is already set up to generate income, making it an attractive option for someone looking to invest in a smallholding with an existing rental base.

Three completed two-bedroom cottages.

All three cottages are currently occupied by tenants with signed leases.

Each unit has its own prepaid electricity meter.

A fourth cottage is partially completed and offers the opportunity to increase rental income once finished.

Rental income is in place from the date of transfer, subject to the existing lease agreements.

The existing setup allows a new owner to take over an operating rental property while considering further improvements at their own pace.

Water Supply and Infrastructure

One of the property's main advantages is its established water supply.

A strong borehole, regarded as one of the more reliable in the area.

A large established dam, currently stocked with koi.

Water infrastructure that can support residential use, gardening, small-scale agricultural activities and potential future projects, subject to suitability and applicable requirements.

A reliable water source is a valuable feature for a property of this nature, particularly for buyers considering future expansion or agricultural use.

Land and Development Potential

The property offers more than its existing rental income. The relatively flat, usable land provides scope for a new owner to explore additional cottages, small-scale farming or other suitable income-generating activities.

The forest along the boundary adds privacy and creates a natural buffer around the property.

Further development can be considered while retaining the existing rental operation. Any additional buildings or changes of use would remain subject to the relevant municipal approvals and requirements.

Potential Investment Opportunities

Depending on the buyer's plans, the property could suit several investment strategies:

Holding the property for ongoing rental income and potential long-term capital growth.

Completing the fourth cottage to increase rental returns.

Exploring suitable agricultural or aquaculture activities.

Adding further rental accommodation, subject to approvals.

In Summary

Plot 85 offers an established smallholding with several important features already in place:

Three tenanted cottages generating rental income.

A fourth cottage that can be completed for additional income.

An established borehole and dam.

Usable land with room for future development.

Potential for agricultural diversification.

A reduced asking price, with a motivated seller.

This is an opportunity to purchase an established, income-generating smallholding with existing infrastructure and scope to build further value over time. Rather than starting from scratch, the new owner can take over an operating property and decide how best to develop its potential.
