Wine Farm For Sale Stellenbosch

Nestled in the heart of the Stellenbosch Winelands in the sought after Lyndoch area, this exceptional 94-hectare wine farm presents a rare opportunity to acquire a productive agricultural asset combined with a remarkable lifestyle offering. Positioned just 10.5km from central Stellenbosch, 26km from Cape Town International Airport, 40km from Cape Town and 42km from Franschhoek, the property enjoys an enviable location within one of South Africa's most celebrated wine-producing regions.

Set against a backdrop of rolling vineyards and mountain ranges, the farm enjoys spectacular views across Table Mountain, False Bay and the surrounding Stellenbosch countryside. Elevated portions of the property offer panoramic vistas that stretch from the vineyards below to the ocean beyond.

The farm spans 94 hectares, of which approximately 75 hectares are under vine. The region's decomposed granite soils, Mediterranean climate, cooling south-easterly ocean breezes and slightly lower temperatures than Stellenbosch town create ideal conditions for premium grape production.

Water security is supported by allocation from the Theewaterskloof irrigation scheme, two large dams and an additional smaller dam. A borehole supplies household water requirements, while worker accommodation is serviced separately. All vineyards are under drip irrigation, with the residential gardens also fully irrigated.

Additional infrastructure includes multiple farm stores, Eskom electricity, approved building plans and 24-hour armed response security. The property currently delivers its harvest to Stellenbosch Hills, where award-winning wines are produced, while still offering the opportunity for a future owner to establish a private cellar and tasting facility on site.

Main Residence:

The primary 5 bedroom residence extends over approximately 450m2 and is perfectly positioned to maximise its west-facing orientation towards Table Mountain and the landscaped garden and pool area.

The home enjoys uninterrupted views from the main living areas, balcony and principal bedroom, creating a seamless connection between the interior spaces and the surrounding landscape. Designed for relaxed family living and entertaining, the residence includes a substantial entertainment area on the lower level, ideal for hosting guests while taking in the farm's spectacular setting.

Supporting infrastructure includes three garages, a covered carport and a long private driveway leading to the residence. Two additional storerooms provide flexibility for conversion into staff accommodation, a laundry facility or additional utility space.

Second Residence:

Situated separately across the road from the main homestead is the property's original Victorian farmhouse. Rich in character and history, this residence presents an exciting restoration opportunity for a purchaser seeking to revive a traditional Cape Winelands homestead.

The building requires comprehensive renovation but offers the potential to become a magnificent secondary residence, guest accommodation or hospitality-focused offering that complements the broader farm operation.

Adjacent to the Victorian home are various farm storage buildings that support the agricultural activities of the property.

Staff Accomodation:

The farm includes 13 workers' cottages, all currently occupied by farm labour families employed on the property. The operation is efficiently run with a permanent workforce of nine employees supplemented by approximately six seasonal workers during peak periods.

Vineyards:

Approximately 75 hectares of established vineyards are planted to a diverse selection of cultivars, providing a balanced production profile across both red and white varieties.

Cultivars include Cabernet Sauvignon, Shiraz, Merlot, Pinotage, Sauvignon Blanc, Chenin Blanc, Colombar, Clairette Blanche and Mataro, with vine ages ranging from mature heritage blocks dating back to the 1980s through to more recent plantings established in 2019.

The established vineyard footprint, proven production history, reliable water resources and strategic location within the Stellenbosch Wine Route combine to create a compelling opportunity for investors, wine producers and lifestyle buyers seeking a significant holding in one of South Africa's premier agricultural regions.

With easy access to renowned golf courses, wine estates, mountain biking trails, nature reserves and the amenities of Stellenbosch, Somerset West and Cape Town, this is a property that successfully combines agricultural productivity with the lifestyle for which the Cape Winelands is internationally recognised.
