Farm for sale
Escape to farm living near Stanford and Walker Bay, with sweeping Klein River Mountains and sea views, established garden, braaikamer and a liveable werf with two-bed house and four garages.
Setting
De Villiers Post lies in the Stanford district of the Overstrand, on the quiet side of the R326 between Hermanus and Gansbaai. Stanford itself is five kilometres of tar and then four kilometres of gravel from the farm gate. Hermanus, the nearest coastal town, is a short drive further west.
Stanford is a small village on the Klein River, known for the lagoon, a handful of galleries and restaurants, and an easy pace. Hermanus gives the coast: the cliff path, the old harbour, and Walker Bay in whale season. Gansbaai and the danger-point coast lie the other way. The farm is close to Panthera, in a pocket that is still farmed and conserved rather than built up.
The View
The outlook is from the highest ground on the farm, and it is the reason the position matters. The Klein River Mountains stand up in full, the same range that closes the Hemel-en-Aarde valley and backs Stanford, with fynbos and the farm camps in the foreground. Beyond the range, Walker Bay opens to the ocean. Mountain and sea sit in one view.
The Farm
The farm measures 276.9555 hectares. Zoning is Agriculture 1. It is a working farm with a liveable werf, not a hospitality business. Six camps run off the western homestead. The boundary is fully game-fenced. The werf is electrically fenced, with an automated gate.
About 30 hectares is arable. Winter barley has been grown for feed. The soil is sandy, and rainfall is about 600 mm a year. Current use is cattle, game and wood harvesting. Irrigation on the ground is a 3-hectare, one-tower Andrag centre pivot, which is excluded from the sale. No crop is included in the sale.
Water
Four natural fountains feed the farm. An elevated earth dam of 9 864 cubic metres sits above the werf and feeds by gravity, with pipelines already in the ground. Breede-Gouritz Catchment Management Agency confirmed the existing lawful water use on 17 April 2015: 25 100 cubic metres per year from groundwater. The title also grants the owner and successors the free use of the Modder Riviers Loop for domestic purposes and the watering of stock, without a right to divert the stream.
Homestead
The main house is in good order: two bedrooms, a separate two-bedroom flat, and a braaikamer, with four garages and an established garden. Two sheds, a cattle-handling facility and two new labourers’ houses complete the werf. The farm is owner-operated, with two permanent workers. Their houses have water and electricity. No worker holds permanent occupancy rights. Eskom supply is through a 25 kVA transformer. There is no solar. Mobile reception and internet are available on the farm.
Livestock, Price and VAT
Fifty-five Bonsmara × Tuli-cross cattle, mixed sex and age, are included, together with some springbok and deer. A loose-asset list is available to serious buyers. The asking price is R30 000 000 excluding VAT. The seller is VAT-registered. A South African VAT vendor may apply for a zero-rated going-concern supply under section 11(1)(e) of the VAT Act, subject to SARS. That treatment is not guaranteed. If the purchaser is not a vendor, normal VAT or transfer duty applies.
Viewing by appointment.
