Prime Commercial and Tourism Development Opportunity

Iconic 1.7 ha Eco-Tourism Landmark with Rare Hospitality Development Rights in Klapmuts

Price: R15 000 000 (excluding VAT)

Formerly known as the iconic Butterfly World, Exotic Animal World has been a beloved premier tourism destination, educational landmark, and thriving eco-tourism business since 1996.

Strategically situated at the high-visibility N1 and R44 interchange near Klapmuts, in the heart of the Stellenbosch Winelands, minutes away from Paarl, Val de Vie, Key industrial and lifestyle hubs like the Heineken plant, and positioned approximately 17km from the proposed Cape Winelands Airport. Located within one of the Western Cape’s fastest growing development nodes.

The property falls within the Stellenbosch Municipal jurisdiction and the Klapmuts Urban Edge. This site offers unmatched regional visibility and traffic exposure.

The property features substantial built infrastructure, including an expansive 1 100m2 walk through Greenhouse filled with lemurs and birds, the 640m2 main complex housing a licensed on-site restaurant, a retail gift shop, administrative offices and 14 guest restrooms as well as a dedicated 240m2 animal care centre with an outdoor educational lapa and storerooms. These established operational structures will reduce initial capital outlay for redevelopment.

Beyond its current operations, the property holds key comparative advantages. The property has existing Hotel Rights which offer a rare chance to capitalize on the region’s acute demand for a boutique hotel and guest accommodation.

Complete peace of mind with 3 boreholes and rainwater harvesting tanks, a rented high-capacity solar setup powering 80% of needs, a 100kVA 3-phase Eskom power connection, a private sewer system, direct left-turn access from the R44, and the active liquor license, ensuring immediate operational flexibility alongside redevelopment value.

Currently zoned Open Spacer II (Consent for tourist facilities, restaurant/coffee shop, gift shop, office and indoor display areas), but there is a high potential for rezoning to Mixed-use, boutique hospitality or commercial recreation (subject to municipal approval). The commercial potential strongly aligns with the spatial planning policy for employment-generating uses, including warehousing, logistics hubs, regional distribution centres, an office park, educational facilities, a convenience retail centre or a specialized tourism destination.

Whether you choose to continue running this iconic eco-tourism venue or leverage its location and existing hotel rights for large-scale commercial redevelopment, this premier property represents an unrivalled investment in the Winelands.
