The property may qualify for sale as a VAT-registered going concern, subject to the purchaser meeting the applicable statutory requirements and agreement between the parties.
Two medical suites in one of Hermanus' most established healthcare hubs, currently configured as a single integrated medical practice. Unit 10 (65m2) and Unit 14 (64m2) are held under separate title deeds but currently function as one integrated practice, linked by an internal passage. This configuration provides exceptional long-term flexibility, allowing future owners to continue operating the premises as a single practice, occupy one or both suites, lease them independently, or ultimately sell them as two separate units.
Building
Located on the first floor, the suites are easily accessed by both lift and staircase, with dual access via Entrances B and C. The premises comprise a reception and patient waiting area, shared ablution facilities, five consulting rooms and a private kitchenette. A popular ground-floor coffee shop, offering both indoor and sheltered outdoor seating, provides a convenient amenity for patients, visitors and practitioners alike. Three private sheltered parking bays are allocated exclusively to Units 10 and 14.
Location
Arundel Medical Centre forms part of Hermanus' established healthcare ecosystem, with the private Mediclinic Hermanus and Hermanus Provincial Hospital located directly across the street, PathCare, radiology and diagnostic services, pharmacies, specialist medical practices, the Hermanus Oncology Centre within easy walking distance, and a wide range of allied healthcare professionals. The centre itself is a well-maintained and professionally managed medical facility, offering controlled access, a secure environment, and generous on-site and public parking for both practitioners and patients. Together, these complementary facilities and services create a well-established referral network and professional synergy, making the precinct a convenient and highly regarded destination for both practitioners and patients.
