What makes Thatchfield Estate a great suburb?
Thatchfield comprises of 6 mini-estates, all with their own access controlled entrances, all managed as one. The six are: Crescent and Manor (which were the first ones) Gardens, Glen, Close and (the newest one) Hills. This well positioned security Estate, is located in the South Western part of Centurion. It has excellent security, with guards at every gate, is very well managed and very well positioned; offering easy access to most major and arterial routes.
The typical buyer
Thatchfield offers a wide range of housing opportunities, from 2 bedroom simplexes to 5 bedroom mansions. The majority of properties are 3 Bedroom, 2 Bathroom duets, so typically starter families, young professionals and upgrading families find their estate living dream here. Thatchfield is reaching its development saturation point, with the last part of Thatchfield Hills being developed in 2018/2019.
Your typical 3 Bedroom, 2 Bathroom, Double Garage of around 160 sq meters on a stand of more-or-less 500 sq meters, will go for around R 1 500 000. While the same house can be rented out for about R 10 000- R 11 000 per month.
Popular in this area
There is a 9 hole golf course right at the estate, which also offers event management (Tea parties, birthday parties etc.) with fishing facilities also available. A recreational area with tennis and basketball/netball courts and a rugby/soccer field. The Estate is located a very short drive from Forrest Hill Mall and the newly completed Mall @ 55, lifestyle centre. Curro School is located pretty much inside Thatchfield, while Uitsig Primary School, Uitsig Secondary School and Laerskool Rooihuiskraal are all very close.
The housing market in Thatchfield is pretty much stable, with a property turnover of around 5,1%, resulting in approximately 240 property transfers per year. My tip would be to buy now and avoid the Christmas rush; as the last 3 months of the year is "silly season" and properties go very, very quickly.
