Approximately 20 hectares consisting of wetland, open water pan, grassland, indigenous forest Situated at Monzi - a small farming community about 15
km's. from St. Lucia village. The property is at the southern extremity of the Greater St. Lucia Wetland Park (GSLWP) - a major new game reserve incorporating the World Natural Heritage Site of Lake St Lucia and
stretching to the Mozambique border.
The property borders on the Futululu indigenous forest (approx. 800ha.) section of the GSLWP and on the Umfolozi flood plain and the Futululu Wetland.
We have recently received confirmation from the CEO of the GSLWP authority that we can have the property included within the big five game fenced boundary of the GSLWP which has all the big five except for lion. All that
is required from our side is the formal lodging of the application. The GSLWP authority is currently awaiting funding for the fencing of this southern boundary.
A further positive regarding the strategic locality of the property is the proximity (less than one hours drive) of the following attractions: Umfolozi/Hluhluwe Game
Reserve,( Big 5 ) Cape Vidal (beaches and trails, Big 4 ), St. Lucia village (beach and estuary, whale watching, fishing, croc center. Etc just 15 km away.), Fanies Island and Charters Creek (Lake St. Lucia Resorts, birding, fishing and boat trips), Monzi Club (magnificent nine hole golf course, tennis and squash courts, just two km's.

The parks business consists of middle market tourism: approx. 40 campsites,
five chalets and a three bedroom house. The
Environmental Center consists of two twenty bed dormitories, six four-bed rooms, a large kitchen and pantry and two large modern ablution blocks. A swimming pool, two more ablution blocks, offices and staff accommodation etc. Total area under roof: 1731m².
All the above buildings are situated in a tropical "garden of Eden" setting of
large trees, lush lawns and flower beds The true business potential of the property
lies in the development of an up-market lodge or chalets on prime land overlooking the beautiful pan.
The St. Lucia area, because of its World Heritage status as well as the many nearby attractions has become a popular destination for foreigners. St. Lucia village offers only urban accommodation to this market. The
park is unique in that it is the only privately owned "eco" land close to St. Lucia village. The commercial timber on the property has been harvested. Once this is done the
land will be rehabilitated and returned to grassland.
Further hiking trails will be developed in conjunction with the conservation authorities. This property would certainly also appeal to a buyer wanting a private lodge or holiday home in magnificent surroundings. The current business site is located at the
northern extremity of the property ± 1.2 Ha, this could be leased out to an operator and the new owner could build his lodge or house on a pristine site overlooking the
pan on the remaining 18.5 Ha.
