Tranquil, rural lifestyle in the city attracts buyers to the established secure Kyalami Estates in Midrand

Offering 16 parks, five dams and some of the most spacious homes in Midrand, Kyalami Estates continues to attract buyers looking for a well-located and secure environment. When it was developed in 1998 by Anglo American Properties, Kyalami Estates was one of the first of its kind. It has remained a perennial favourite, largely due its family-friendly layout which includes several themed parks equipped with jungle gyms, and its natural wetland environment.

“Kyalami Estates has some of the most beautiful and spacious homes, and the convenient location, close to major arterials and amenities, makes it an ideal environment to raise a family,” say Pam Golding Properties area specialists, Jet de la Rey and Nicole Horwood. The estate is rich in flora and fauna, and there are numerous indigenous trees dotted throughout. This creates a sense of being part of nature, even though the estate offers the convenience of urban living. The well-maintained parks with their inspiring landscaped sidewalks and paved walkways also provide opportunities for families to host picnics and braai events without leaving the estate.

Residents who like to keep active have access to the Sports Centre which offers three cricket nets, an outdoor gym, a basketball court, netball court and a soccer field. Many residents are also active members of the estate’s various sports clubs including karate, cycling, running, squash and tennis. There are also various activities for children. For private hosting of events and functions, there is a clubhouse which residents can book through estate management, say the agents. In addition to amenities within the estate, the area has a number of good schools including Kyalami Estates Pre-Primary and Kyalami Preparatory School, The Valley School, Curro Castle Waterfall and Curro Waterfall, Beaulieu Preparatory School and Beaulieu College, Pinnacle College Kyalami, Reddam House Waterfall, Reddford House Bluehills and St Peters College Sunninghill. For shopping, residents are spoiled for choice – from the massive Mall of Africa in Waterfall City to Crowthorne Shopping Centre, Kyalami Corner, Kyalami on Main and Waterfall Corner all within short driving distance. There are also a number of medical facilities including Netcare Waterfall City Hospital, Netcare Sunninghill Hospital and Life Carstehonf Hospital. Kyalami Estates is centrally located to Centurion and Pretoria, as well as Johannesburg’s east and western suburbs, Fourways and Sandton, and very close to the major highways and main roads.

Property prices within the estate

The estate has 1 006 homes with different architectural styles, with some notable designer properties to suit various individual tastes. Homes here are quite spacious, and measure between 300m² to approximately 1 200m² in size, some with additional buildings such as a cottage, staff accommodation or storage.  Buyers within the estate are mostly local and across various demographics aged between 30 -60 years old. Properties are priced from R2.5 million and can go up to R25 million, with average selling prices of between R4 million and R6 million.

“Within the estate, Palamino Drive offers some of the most splendid homes with prices ranging from R6 million to R16 million depending on design and finishes,” say De la Rey and Horwood.

Rentals within the estate range from R25 000 to R65 000 per month, says Jacqui Kleinhans, Pam Golding Properties rental agent, who describes the rental market as being stable. “Rental tenants include a number of corporates as well as local families all looking for this kind of tranquil lifestyle and convenience living” she says.
