Pretoria’s equestrian estate on a winning streak
Discerning homebuyers seeking a safe, upmarket lifestyle in spectacular surroundings - and space to keep and ride their horses in secure surroundings - are increasingly being drawn to the Mooikloof Equestrian Estate on Pretoria's eastern boundary.
Top businessmen and self-employed professionals with young families are flocking to the estate, says Liesl van der Walt, owner of the local RealNet franchise. "This estate - one of only a handful in the country that is properly geared for horse owners - has an upmarket farm atmosphere although all amenities are close by and security is top notch."
The 800ha estate has about 550 homes, each on a hectare of ground. Homes are stately, gardens often landscaped without detracting from the natural flora, and many residents have their own stables. For those with little time to maintain their horses, there is a professionally run stable on the estate with room for 200 animals. Grazing paddocks, and arenas where riders can exercise their horses are also available.
Riders can also go on outrides on 24km of bridle paths throughout the estate and Van der Walt says it is a favourite weekend pastime among families. "Riders often pack a picnic and lunch at the scenic dam, where they can try their hand at catching a fish for lunch, or go for boat rides. It is an idyllic setting and absolutely safe and secure."
Bird life is prolific around the dam and in the undeveloped areas and plovers are regular visitors to the homesteads. Some residents keep small flocks of poultry, which adds to the farm atmosphere, and some owners even keep springbuck. Blesbuck freely roam the estate.
Residents also enjoy sporting facilities and there is a chapel on the premises, where regular church services are held. The estate has two secure entrances, and at the Atterbury Road gate there is an office park where some residents work. A shopping centre is conveniently located at the Garsfontein Road gate.
Demand for units started increasing at the beginning of the year but, says Van der Walt, it is still a buyers’ market. "There are bargains to be had but it is not so much that prices are dropping. Rather, on a rand per square metre basis, property here is considerably cheaper than in most other inland and coastal estates offering similar lifestyle choices," she says.
About 8% of Mooikloof properties are on the market at the moment and prices average R7m. A limited number of smaller homes, also on 1ha, are currently available for less than R5m. Top properties are marketed at up to R19m but there is room for negotiation at this level, says Van der Walt, as demand is lower.
