Premier lifestyle properties at the Royal Alfred Marina
Showcased as the Heart of the Eastern Cape’s Sunshine Coast, the town of Port Alfred is located halfway between Port Elizabeth and East London.
The area boasts fabulous beaches, top-class shopping malls and healthcare facilities. The Fish River Sun with a Gary Player-designed golf course is situated close by, as is the Royal Port Alfred Golf Club - one of only five Royal clubs in the country.
Port Alfred is also home to a small boat harbour, an international hospitality university as well as the renowned 43 Air School - a world-class training facility for pilots and air traffic controllers. The area also boasts numerous activities for the sports enthusiast, from surfing, squash and hockey to cricket, running, scuba diving, fishing and more.
The premier housing estate in Port Alfred is the Royal Alfred Marina, set alongside the Kowie River. Warwick Heny, Broker/Owner of RE/MAX Kowie, which handles property sales, holiday and long term rentals on the Royal Alfred Marina, says that it is set within a 45-hectare private estate within the Kowie River Estuary, and is made up of five islands that are linked by bridges. The estate was originally divided into 360 freehold stands, however, Heny explains that many stands have now been consolidated, resulting in fewer but larger and more exclusive stands. “Stands vary in size from approximately 500m2 to 900m2 or more on some sections of the Marina.” Heny also notes that each stand has water frontage onto the canals, and as such, is allowed to have a private jetty from where residents can head out of the Kowie River Mouth and into the Indian Ocean for a spot of fishing or whale watching in season. Residents can also enjoy navigating the Kowie River along with water sports such as canoeing, angling, water-skiing, and the like.
As an established development, the Royal Alfred Marina has a clubhouse, two swimming pools, a floodlit tennis court and a squash court for use by residents. Security measures are also in place and include electric fences around the estate along with 24-hour patrols by security guards.
In addition, the Royal Alfred Marina has just been awarded Blue Flag Status. Marinas are awarded the Blue Flag based on compliance with 24 criteria covering environmental education and information, water quality, environmental management and safety and services. “The coveted Blue Flag will be raised for the first time at the Marina during the 2012/13 Blue Flag season,” says Heny.
Talking about property within the estate, Heny says that buyers are typically those looking for a high quality, safe lifestyle. “Many residents and buyers,” he says, “are those business people who are happy to commute as well as retirees. Boating and fishing enthusiasts will find the Royal Alfred Marina a very attractive property investment option.”
Heny says that generally homes within the Royal Alfred Marina have a minimum of three bedrooms and range in price from R2.5-million to R 15-million.
