New residential estate on Somerset West farmland
A new secure residential estate is being developed on the outskirts of Somerset West, offering an ideal lock-up-and-go lifestyle.
“Acorn Creek” will consist of full-title homes, located amid pristine farmland on the western side of the town. Pam Golding Properties (PGP) has the exclusive mandate to market the development, and says it will offer affordable housing in a high-security environment that nevertheless retains the appeal of country living.
The first phase of Acorn Creek will offer a choice of 60 erven, ranging in size from 292sqm to 747sqm. Design options will include a choice of single- or double-storey units, with either two- or three-bedrooms, plus the option of a study and either a single or double garage. Buyers can also opt for extras such as pergolas, covered patios, automated garages and built-in braais. Prices will range from R668 814 to R854 537, inclusive of VAT and with no transfer duties applicable. High quality finishes will include granite kitchen counter tops and aluminium windows.
The estate totals close to 19ha in size, and has a scenic canal running through its heart, which landscapers intend to make a key design element of the public garden areas. Additional green belts will border much of the residential area, creating an aesthetic flow into the surrounding farmland, while tree-lined avenues will further enhance the natural environment. Security features will include electrified perimeter fencing, with a guard house, CCTV camera monitoring and biometric access control.
PGP’s area manager for Somerset West, Linda Killick, says the estate will be the ideal home for first-time buyers as well as those scaling down from larger homes. She adds that the location alongside the R102 to Kuils River means that residents will have easy access to the N2 highway as well as into the town centre. “As a result they can enjoy the best of country living with scenic views in a tranquil environment, while still being able to access their places of work, medical care, schools and other facilities with ease,” she says. “The popular Waterstone Village Shopping Centre is just 4.5km away, offering a Pick n Pay, Woolworths, Virgin Active gym and numerous restaurants. Somerset West CBD has a presence from all major retailers and banks, as well as a private hospital. And of course some of the most famous vineyards in the country are just a few kilometres away, many of them offering outstanding restaurants and wine-tasting facilities. The cherry on top is that the Strand beachfront can be reached in 10 minutes, and Cape Town International Airport in less than half an hour.”
Occupation is anticipated by early 2014.
