Midrand Estates set for last phase
The prestigious Midrand Estates, comprising several separate estate developments, is set to expand with the final estate in the complex now in the environmental impact assessment (EIA) phase.
Although a decision based on the EIA is only expected towards the end of the year, Ananda du Plessis, co-owner of the RealNet franchise marketing units in Midrand Estates, reports that news of the planned development has elicited keen interest in the market.
The new development, named Midstream Ridge, will follow the same style and character as the other estates, namely Midstream, Midfield, Midlands and Midhill, and is expected to comprise about 1500 stands of approximately 1000sqm each.
As in the existing estates, security will be a top priority and the current interaction and security-related project between the estates will be extended. A business node focusing on offices and commercial use is also being planned while vehicle access will be improved through construction of a link to the Irene/Olifantsfontein Road.
The central position of Midrand Estates relative to Pretoria, Sandton, Johannesburg and the OR Tambo international airport is one of the main attractions and improved access roads will enhance the popularity of the development, says Du Plessis.
A new pre-primary and primary school is also being planned for Midstream Ridge, based on the success of the private college at Midstream Estate, she says.
"The average age of buyers in Midrand Estates is 38 and that accounts for the huge demand for placement at the double medium college that caters for children of all ages, from babies through to Grade 12. A separate creche and pre-primary school have already been built in Midlands Estate due to overwhelming demand."
So-called green components being considered for the new residential estate include piped LP-gas reticulation to decrease dependency on electricity and LED street lights to reduce overall energy consumption, a refuse collection system geared to recycling domestic waste and rainwater harvesting and solar heating models for residents. The storm water drainage system has been designed to ensure that peak run-off after development will equal run-off before development.
Du Plessis says units are still available in Midlands and Midhill estates with prices starting at R600 000 for undeveloped stands and R1,7m for homes.
Full-title and sectional title units at the retirement village, Retire @ Midstream, remain popular. The development, aimed at buyers aged 55 or older, offers a medical centre open 24 hours a day, a large community centre with ladies bar, lounge, library, internet and computer facilities, and an a la carte restaurant.
