The Hub on Bryanston Drive will be home to Bryanston’s first residential
apartment building. This northern Johannesburg suburb has always been sought after and, over the years, has retained its appeal, seen solid increases in its property values, and now appeals to both residential and commercial property investors. The prime 22 000m2 site, which is well situated on Bryanston Drive between William Nicol and Main Roads, will also house a commercial node comprising 12 500m2 of office space spread over four buildings. The Hub on Bryanston Drive precinct will have its own entrance and gatehouse.
Russel Peach, Renprop Residential Projects Sales Manager, says that the demand for a work/live environment in the heart of Gauteng’s northern suburbs has spurred demand for these types of precincts. “With the decentralisation of commercial nodes, the northern suburbs of Johannesburg have increasingly seen commercial office space development take place to service the ever-growing concentration of people who live there. More people want to live closer to their place of work, and hence the spin-off demand for residential apartments to service the corporate market.”
Designed with upmarket finishes, the 61 units in the first residential apartment block at The Hub on Bryanston Drive will range in size from approximately 40m² to 180m². The apartments will be available in a variety of configurations including one bedroom, one bathroom; two bedrooms, one bathroom; two bedrooms, two bathrooms and three bedrooms, two bathrooms. The two apartment blocks will share communal facilities including a swimming pool and clubhouse. The apartment buildings will also have basement parking for residents as well as a concierge.

Renprop, together with Vlaming and Devcon, are developing the residential component of The Hub on Bryanston Drive, which will complement the commercial space. Renprop has, over the last 10 years, successfully developed and sold approximately 500 townhouse units in Bryanston and know that demand is strong in the area for these types of homes.
“A good indication of the demand,” says Peach, “is the fact that in the last year approximately 480 sectional title units have changed hands in Bryanston, according to data sourced from Lightstone – a property data and statistics provider. The statistics show that the bulk of the units were sold between R800 000 and R3 million and around 46% of recent buyers in the area have been aged between 18 and 35 years old.”
Peach says that apartments at The Hub on Bryanston Drive will make for an ideal investment whether for corporate executives or for young professionals wanting to live close to their place of work. “Rental demand for these apartments is expected to be strong, with investors having the potential of realising a solid yield.”
Peach explains that the residential component of The Hub on Bryanston Drive will include 150 apartments in total over two apartment buildings. “The prelaunch for the first apartment building, which will be six stories high and house 61 apartments, will be held during June,” he says. “One of the main attractions for this apartment building is the fact that it is located close to a range of amenities from shopping and entertainment nodes, gyms and sports amenities to medical facilities and good schools, and also enjoys easy access to all major transport routes to and from major Gauteng CBDs.”
