Situated at the top of Ilala Ridge, a brand new off-plan residential development, Ilala Views, is to be built on the last remaining elevated stand in the area, says Elwyn Schenk, Pam Golding Properties area principal in uMhlanga and eMdloti and marketers of the new project.
“Forming part of the established and sought after Ilala Ridge estate, well positioned midway between uMhlanga Rocks and upper La Lucia, this new development enjoys sweeping sea views and has indigenous flora and fauna already on the estate. The appealing Floridian architecture and the security provided by a well controlled gated estate are some of the reasons for the high popularity of Ilala Ridge,” he says.
“This is a well established community, with existing homes valued between R3 million and R25 million, with all the components which make for a relaxed lifestyle in a secure environment. Location is prime, being close to all amenities and just five minutes’ drive to the Gateway Theatre of Shopping, uMhlanga beach or La Lucia Mall, and 10 minutes to the new King Shaka International Airport and the city of Durban,” adds Schenk.
He says the development also caters directly for a demand from those who work in nearby uMhlanga Ridge or La Lucia Ridge Office Estate, or other business nodes in the vicinity. “There are numerous public and private schools in the area, medical facilities including a hospital and a wide variety of leisure activities – not the least of which is the scenic coastline with its beaches and restaurants.”
Ilala View comprises a mix of options for home buyers. There are three apartment blocks with a total of 48 two, three and four bedroom apartments priced from R1.595 million; four garden duplex units comprising three bedrooms and three bathrooms priced from R3.95 million; eight duet units each with three bedrooms and three bathrooms; two garden simplexes comprising three bedrooms and two bathrooms and priced from R4.895 million; and 13 free standing homes with three, four and five bedrooms, built to the purchaser’s requirements in terms of the internal configuration, and these are priced from R6.57 million.
Says Schenk: “Arkus Architectural Practice has lived up to its promise of a collaboration between architect and artist with a highly appealing Floridian design incorporating soft tones and more than a hint of its Italian ancestry. Well known local builders, ID Construction, responsible for the iconic Beacon Rock development in uMhlanga village, have been appointed by the developers as sole contractors to the project. Construction is to commence in early 2014 with completion scheduled for 16 months later.”
He says confidence in the uMhlanga and La Lucia areas is reflected in substantial developer interest as well as sustained demand from home buyers. “Pam Golding Properties is sole agent for arguably the top three developments in the area. Beacon Rock, already a landmark in uMhlanga village is almost sold out, with phase two to commence mid-December 2013, while Rockridge, a six-star multi-level apartment block on fast growing Ridgeside - scheduled for completion in 2016, is already proving a success, with appeal for end users and investors alike. Now Ilala Views, which is selling off plan, completes the portfolio of developments currently available to meet all price aspirations, from under R2 million to R20 million and upwards.
