Affordable country living at Onverwacht Estate

Onverwacht Estate, located on the northern edge of Wellington in the Cape Winelands, offers secure country living surrounded by scenic mountains and vineyards.  

The popular estate consists of just over 100 freehold properties, arranged in three separate phases around extensive green belts, and fronting onto the Bosmans River.  Homes are designed in a Cape Vernacular style, with whitewashed walls and thatched roofs.  Pam Golding Properties (PGP) reports that Onverwacht not only offers an idyllic lifestyle, but also represents some of the best value for money on offer in the Boland.

PGP’s area manager for Wellington, Surina du Toit, says plot sizes at Onverwacht Estate range from just under 400sqm to a few large plots of 1800sqm.  “Just over 20 vacant erven are still available for purchase,” she says, “with prices ranging from as little as R390 000 to just under R1 million.  The homes are all designed with three bedrooms and two bathrooms, and those occupying smaller plots of 400sqm typically fetch around R1 million to R1.4 million.  Larger homes on the larger plots may have additional features such as double garages, guest cottages and swimming pools, and prices for these can range up to R3 million.  Eight properties changed hands on the estate last year (2012) at an average price of R1.326 million (source – Lightstone), which is a good indication of the excellent value for money on offer.  There are not many places where you can obtain a three-bedroomed home with mountain views for under R1.3 million.”

Buyers at Onverwacht Estate typically include a mix of young families, first-time home-owners and those who are downscaling after their children have left home.  The peaceful, scenic environment with safe streets and communal parks is a big draw-card for parents who want their children to play in safety and enjoy a healthy outdoor lifestyle.  Du Toit says the farm-like atmosphere and excellent security – with a single manned entrance point for the entire estate – will appeal to anyone who enjoys living close to nature.  “The estate has beautiful, well-maintained communal areas,” she says, “including extensive walking routes along the vineyards, river and dam, as well as abundant birdlife.”

Onverwacht Estate may have a peaceful rural atmosphere, but it is in fact extremely conveniently located close to Wellington’s amenities.  There are a number of high-quality schools within a 2km drive from the estate, and even more a short drive away in Paarl, while numerous shopping centres can be accessed within 5km of the estate.  Stellenbosch with its acclaimed university is just 40 minutes away, while Cape Town can be reached in an hour and a half.  This location makes the estate a viable option for those who commute frequently and need easy access to an international airport.
