A year ago, Louise Snyders Broker/Owner of RE/MAX Exclusive, bought the franchise which operates in the Klerksdorp, Orkney, Stilfontein and Hartebeesfontein areas in the North West Province. Subsequently, despite moving offices, the franchise achieved a record sales month for September. Snyders explains that the offices were moved to a better location at 37 Buffeldoorn Road, Wilkoppies, Klerksdorp to provide easier access and visibility. “The move also makes provision for future expansion of our operations” she says. Snyders has also appointed five new quality agents in the past year, which is a move that paid off, with RE/MAX Exclusive reporting a record month in September with 25 sales equating to a value of R20 598 000.
“We also sold two small holdings worth R7m and R4.5m respectively,” says Snyders. “Guarantees are in place and the properties are up for registration.” Adrian Goslett, CEO of RE/MAX of Southern Africa, says “RE/MAX continues to grow its share in the market and strives to be the leading estate agency in the country. In the current economic conditions it is the expertise of a knowledgeable and reputable agent that makes all the difference when concluding a successful property transaction.” Talking about property in the areas her office services, Snyders notes that the highest sales volume is in Stilfontein, where the lower priced properties between R350 000 and R450 000 are the most popular price category. “The most popular areas in Klerksdorp are in the northern suburbs of Wilkoppies, Flamwood and Doringkruin, from where majority of the higher-priced enquiries come from on properties priced between R700 000 to R1m and smallholdings up to R2m. In terms of entry-level properties in these areas, Snyders says that in Stilfontein, three-bedroom homes with one bathroom and one garage start from R300 000, while one-bedroom flats are generally priced from R220 000.
In Klerksdorp three-bedroom homes with one bathroom and one garage start at R350 000 in affordable areas like Randlespark. According to Snyders, mid-level homes range between R650 000 and R950 000 and usually feature three bedrooms, two bathrooms and two garages. “The more expensive the homes become, the more features they offer,” she says. When it comes to the most expensive homes in the region, Snyders says R5.5m will buy a home in a sought-after suburb which offers security, modern finishes, a swimming pool, Jacuzzi, entertainment facilities and much more. When it comes to property purchases in these areas, first time buyers, according to Snyders, take a long time to decide what, where and for how much to buy. “They view a lot of properties before making a decision.” Other buyers, she says, are very careful about what they buy and want to buy a bargain. “They make sure they will be able to resell again.”
Snyders says the areas her office services have excellent amenities such as good schools, medical facilities and conveniently located shopping centres, as well as easy access to the main roads. Looking ahead, Snyders believes that in the next 12 to 18 months, there will be more first-time buyers and that sales will increase in her areas because of the low interest rate which, in her opinion, will not increase again soon.
