Set in the exclusive Sandton suburb of Douglasdale, the new Homesteads estate offers homebuyers both high- security and space – a highly unusual combination in an urban development.

“The stands here are all in excess of 1200sqm – much bigger than in most gated developments in built-up areas,” says James Christelis, area expert for marketing agency Sotheby’s International Realty, “so it will offer residents the sort of privacy and tranquility one can usually only achieve by moving to the country.”

Billed as a “country lifestyle” estate, The Homesteads will ultimately contain only 15 single or double-storey, architect-designed homes, ranging in size from 247sqm to 301sqm, and prices of stand-and-home building packages start at around R2,6m.

Four different home designs are available, but buyers are at liberty to modify these according to their personal preferences, or to request a different design within the guidelines laid down for the estate.

Bounded by Witkoppen Road, William Nicol Drive and N1 highway, Douglasdale affords residents easy access to Bryanston, Randburg and Midrand as well as the Sandton CBD, and is well supplied with convenient shops, schools, sports facilities and health centres. It is also close to the Fourways Mall, Montecasino and the Design Quarter, and nearby high schools include Fourways High and Crawford.

About half the property stock in the suburb consists of sectional title townhouses, so it is extremely popular with young executives and professionals working in Sandton, as well as family buyers who tend to favour its many secure cluster developments.

Douglasdale is also one of the busiest property sale areas in Greater Johannesburg, with about 350 home sales having taken place there last year, at an average price of around R700 000 for sectional title homes and R1,8m for freehold homes.

In the first quarter of this year, there were at least 12 sales made for more than R1,5m, at an average price of R2,6m. “The Homesteads building packages thus offer exceptionally good value for money,” says Christelis, “when one considers the size of the stands. Indeed, there is nothing else like this in Douglasdale.”
