Commuter access and affordability driving ‘Toti’s demand

Amanzimtoti’s rising popularity as an industrial node; good commuter access to the city and affordable market entry is driving demand for homes, reports Terry Cousins, joint area principal of Pam Golding Properties, which is currently marketing three new residential developments.

Amanzimtoti, also known as ‘Toti, is on KZN’s upper south coast about 25kms south of Durban.

"Over the past two years we've sold approximately 250 units in new residential developments in the Amanzimtoti and Warner Beach areas, at prices ranging from from R600 000 to R1,9 million. The bulk of these units are located within a radius of about one kilometre from our Kingsway offices - most with panoramic sea views," says Cousins.

"As always, demand remains firm from the upcountry drive for leisure homes, while there is also considerable movement in properties to cater for those employed at the expanding Toyota plant at nearby Prospecton, as well as at Sappi, which is also undergoing expansion," he adds.

Cousins says the area just south of Durban is extremely accessible and still offers value for money, and quality apartments

At Nature's Valley, on an elevated site in River View Road, 23 of the total of 29 three bedroom, two bathroom apartments are being sold from r850 000 to R900 000. The complex is already constructed an ready for immediate occupation. The units include a large balcony single or double garages, storeroom and extra toilet. The units range from 158-208sqm.

PGP are also marketing seven units at The Riviera, located in Riverside Road, overlooking Hutchinson Park. Priced at R1,37m, these 204sqm three-bedroom apartments include 2,5 bathrooms, four reception rooms, automated double garages and the privacy of separate access. The north-facing units include an external patio with ocean and river views.

The third new residential development currently marketed by PGP is Milkwood Gardens, where a total of 23 units are set on a hill overlooking Amanzimtoti and the sea. Simplex and Duplex homes are purchased on a real right basis, with owners able to select and then choose from a number of options in terms of the design plan. The completed product is priced from R1,4 million.
