COMMERCIAL PROPERTY IN DIEP RIVER A CONVENIENT CHOICE

With traffic congestion and high fuel costs factors increasingly taken into account among employers and entrepreneurs, the Diep River area just south of Cape Town is proving popular due to its close proximity to Southern Suburb residential areas such as Constantia and Tokai, says Geoff Stroebel, GM of Pam Golding Commercial (PGC).

PGC leasing, sales and investment consultant Seamus Daly has just sold two adjacent 106sqm, sectional title units in the sought after Leo Road factories complex to a single purchaser for the total purchase price of R1.25 million. "This complex, which comprises mini-factories comprising warehousing with an office component and centrally situated on the corner of Leo Road and Princess Vlei, are not often available so these two units were snapped up," says Daly.

Adds Stroebel: "Diep River as a business location - particularly the sought after Main Road area - makes very good sense for executives living in the Southern Suburbs as it's within easy reach for daily commuting and provides quick access to major routes."

The company is currently marketing two properties centrally situated in Main Road, the first a 1100sqm motor showroom priced at R6.9 million and the second a 2000sqm motor vehicle showroom priced at R9 million. Says Daly: "The latter property offers a sound redevelopment opportunity. It's extremely well positioned on a double corner ie bounded by three roads and with excellent visibility right next to the sizeable Mr Price Home store. Again it's not often that such opportunities arise in the popular Main Road area," he adds.

In addition, 1300sqm of warehousing/manufacturing space with an office component is available to let in Diep River priced at R35 per square metre.
