Chas Everitt flag now flying in Wellington

The Chas Everitt International presence in the Cape Winelands has just been given another boost with the addition of a new Notebook® licensee in Wellington.
She is local real estate doyenne Idalette Jacobs, who recently decided to establish her own office after many years of working for other agencies. A long-time resident of Wellington and very knowledgeable about the local market, she chose to join the Chas Everitt group, she says, “because what the Notebook licence offers is perfect for country town markets such as Wellington”.
She was also encouraged, she says, by the success of other Notebook licensees in the Winelands. “Local property needs to be marketed beyond the Cape province and even internationally. And the Notebook model enables us to do this effectively by means of affordable access to all the marketing channels of a major national real estate company, as well as its business support systems and training courses.”
Meanwhile, she says, Wellington is attracting an increasing number of residents from Gauteng and other provinces who are looking for a tranquil country lifestyle in a town that is not too far from a big city, and has good schools and convenient shopping facilities.
“Wellington is perfectly situated to match these requirements. It is about 75km from Cape Town CBD and about 45 minute’s drive from the beaches of Blouberg or Gordon’s Bay. It enjoys a picturesque setting in the heart of the Winelands and surrounded by mountains, and it has a range of good schools and two tertiary education institutions as well as two shopping malls.”
The main business of the town is vine grafting and viticulture – but it is also famous for its award-winning wines and pot-still brandies as well as dried fruit, berries and olives.
Most residential properties sold in Wellington are freehold family homes that, says Jacobs, remained in demand even during the recession. “Prices dropped some 15 to 20% to the current average of R1m to R1,5m, but Wellington property remains popular and there is above average movement in the market.
A post-2002 introduction to the local market is the secure estate complex comprised of 20 to 25 or even fewer freehold homes and these are becoming increasingly popular.
There are also flats and townhouses available to accommodate young married people and students attending the Cape Peninsula University of Technology and the Huguenot College, priced at between R500 000 and R850 000.
At the top end of the market, luxury homes in the town are available at prices up to around R3m. “Buyers are also currently finding good value in Wellington farms and smallholdings which can be used to accommodate businesses as well as lifestyle residences.”
