Atlantic Beach - more affordable than you think

Mention the concept of a luxury secure estate occupying a prime seafront location, and one might automatically assume that it comes with a premium price tag as well.   But that’s not necessarily the case, says Pam Golding Properties’ (PGP’s) area manager for the Western Seaboard, Ivan Swart, who reports that homes in the sought-after Atlantic Beach Golf Estate can still be obtained at relatively accessible prices.  CMA statistics for the past 12 months (May 2011 to April 2012) show that 24 homes changed hands on the estate (across all agencies), at an average price of R3.005 million.  “That’s a very competitive price to pay for a modern home with quality finishes, located within a secure environment that offers superb communal facilities and picture postcard views,” says Swart.

Atlantic Beach is located a few kilometres north of the extended Table View area, and immediately south of Melkbosstrand.  The first stands went on sale in 1998, and it has since developed into one of the largest residential golf estates in the Western Cape, consisting of a total of 850 erven, most of which have already been developed.  Homes are clustered in 14 distinct villages, all named after famous shipwrecks and golf courses.  These villages are scattered around the 18-hole links golf course that forms the backbone of the estate, and are surrounded by a pristine fynbos reserve and sand-dunes sweeping down to the water’s edge.  Many homes enjoy clear views of Table Bay and Table Mountain, while others overlook the greens and the fynbos reserve.  The contemporary design guidelines have ensured that all homes blend unobtrusively into this pristine environment, and springbok, owls and tortoises are regular visitors to many residents’ gardens.


Swart says prices on the estate range from around R1.25 million to R3.2 million for the few vacant erven still available for purchase, which are sized between 600sqm and 1200sqm.  Prices start at around R1.75 million for free-standing homes, rising to a top-end price of R16 million and more for some of the largest super-luxury properties. PGP’s own sales in the past year include a luxury multi-level home set on an erf of 750sqm, offering a quadruple garage, 12-seater cinema room and uninterrupted views, which sold for R7.5 million May 2011.  Swart also sold a double-storey 400sqm home on the fairways for R4.2 million, in September 2011.


“The typical buyer profile is quite varied,” he says, “but includes a number of younger couples and young families wanting to raise their children in a secure environment, as well as retirees.  Atlantic Beach is an absolute haven for children – they can join the Junior Golf Academy and practice on the driving range, make use of the communal Leisure Centre with its swimming pool, tennis courts and fitness centre, or exercise on the extensive network of jogging and cycling paths.  Residents also have access to several restaurants on site, including an informal terrace that can be used for children’s parties, and a formal function venue ideal for weddings and other family celebrations.  The sparkling beachfront, safe for surfing and with a slipway for launching small boats, is just a few hundred metres from their doorstep, and there are ample park areas for younger children to play in.  There is also a close sense of community, so the individual villages often host their own street braai’s, Easter egg hunts, and other events.”

PGP’s MD for the Western Cape metro region, Laurie Wener, says the excellent security features of the estate are one of its biggest selling points.  “The entire estate is surrounded by an electrified perimeter fence, and there are just a few controlled access points,” she says.  “Residents gain access via finger-print scanning, and there are 24-hour manned patrols throughout the residential villages.”

Coupled with this, the estate is only about 25 minutes’ drive from Cape Town.  Major shopping, medical facilities and schools are all available within a 15 minute radius, either in neighbouring Melkbosstrand or in Blouberg.  “For example,” says Wener, “parents seeking private education can choose from options including Parklands College, Elkanah House, CBC and the Blouberg International School.  The new state-of-the-art Blouberg Netcare hospital is just 10 minutes away, as are shopping malls such as Eden on the Bay, Bayside Mall and the West Coast Village.  There is smaller convenience shopping even closer to hand in Melkbosstrand, and a popular farm stall, garage and restaurant at the estate’s very front gate.”
