21 years in real estate for Chas Everitt principal

Sedgefield estate agency principal Mario Ferreira is currently celebrating his 21st year in the property industry.

A property veteran and owner of the Chas Everitt International franchise in the town, Ferreira has forged himself an enviable career in Sedgefield, complete with numerous awards and a number of notable sales.

Ferreira started out as he meant to continue, completing 12 transactions in his first month in the property industry. In 1996 Ferreira was named Top Sales Person for achieving a record number of 56 sales in a month. In 2006, he was awarded the accolade of Master Agent for concluding R350m in sales. Ferreira also holds the Garden Route's most expensive sale record, the property in question having sold for R56m.

Ferreira attributes his longevity in the business to "good old-fashioned hard work, honesty and a solid support base". Customer satisfaction and attention to detail are also paramount to remaining viable within the industry, he says.

These factors have resulted in a substantial amount of repeat business for the franchise over the years and have earned Ferreira his reputation as one of the best in the business. In addition, he has been involved in a number of successful developments in the coastal town.

As for current market conditions, Ferreira is upbeat. "The nature of the property market is a cyclical one. The last five years were unusual and ran contrary to normal property conditions in terms of property flow and prices. Now agents simply have to re-align themselves and adapt.

"My advice to potential buyers is that now is definitely the time to buy as interest rates will probably drop again which will stimulate the market and push prices up once more, and World Cup prospects will also undoubtedly drive prices up within the next few months."

Indeed, he says, properties in Sedgefield are already bouncing back. Sales at around the R1,6m level have been brisk lately and demand for properties in the R4m bracket is gaining momentum. Security developments are selling well with open stands of approximately 500sqm selling for R315 000 on average. Auctions and foreclosures have been few and far between and the rental market is also buoyant.
