1,523m2 upper ground-floor corporate office at R190/m2 gross or R289,370 per month excluding VAT. Current mixed office configuration, fibre and 62 separately charged bays. Available 1 January 2027.

One floor should do more than accommodate desks. It should make the business easier to operate.

This substantial upper ground-floor office in the Somerset Park, Umhlanga node provides the scale to accommodate several corporate functions within one connected 1,523m2 workplace.

The current configuration includes a prominent reception and arrival area, open-plan working zones, enclosed offices, glass-partitioned meeting spaces, boardroom or training-style rooms, kitchen areas and supporting back-of-house space.

The layout may suit an established corporate occupier, regional headquarters, professional-services firm or multi-department operation looking to consolidate teams and business functions onto one floor.

The full-premises parking schedule comprises:

57 open bays at R850 per bay per month

5 covered bays at R1,000 per bay per month

62 bays in total

This equates to approximately 4.1 bays per 100m2.

If all 62 bays are taken, the illustrative monthly parking charge is R53,450 excluding VAT.

Fibre, generator and backup water are available. Capacity and coverage of the backup systems remain to be confirmed. The property also provides ablution facilities, a guard house and park security.

The gross rental is R190/m2 or R289,370 per month excluding VAT. Parking, utilities, service costs and park levy are additional.

Subdivision will be considered, subject to an agreed configuration, services, parking allocation and commercial terms.
