Corner Warehouse with Trade Counter to Let in North End | 293 sqm

A 293sqm industrial unit to let in North End, Port Elizabeth, zoned Industrial 2 (IND2) and suited to warehousing, light industrial, distribution and trade counter operations. The building holds a corner position on a traffic circle with frontage onto two streets, giving it the kind of passing exposure that suits an operator who needs to be found as well as housed.

The front of the building is fitted as a reception, trade counter and enclosed office across 74sqm, opening into a 153sqm warehouse with concrete floors, clerestory windows down one elevation and high bay lighting. Clear height runs 6m at the apex and 4m at the eaves, with a 31sqm mezzanine storage deck above the front offices adding further storage space. A further 36sqm of office sits upstairs, together with a kitchenette, staff and dining rooms, a scullery and ablutions, giving a team somewhere to work and eat away from the workshop floor. Two vehicle openings, one roller shutter and one open portal, lead onto a secured concrete yard at the rear, shared, with the gated vehicle entrance off Lancaster Street.

The unit suits an engineering or repair workshop, a builders merchant, an electrical, plumbing or industrial supplier, or a distributor that wants a counter customers can walk into rather than a warehouse tucked away down an industrial street. The office content and the corner exposure make it a better fit for a trading operation than for plain storage.
