FULL TRANSPARENCY: TOLD TO YOU BEFORE YOU APPLY, NOT AFTER
Every applicant receives a written Letter of Disclosure setting out exactly what the landlord plans, so you can decide with the full picture in front of you:
- There is a partially completed two-bedroom flatlet at the rear of the property. It is not part of the letting and may not be entered or used.
- The landlord intends to complete the flatlet, likely within the next six months. You will receive about a week`s written notice before any work starts. Builders access the rear structure through the yard only and never need entry into your home. Some noise, dust and materials in the yard are to be expected while work is on – the rental has been set with this in mind.
- Once complete, the flatlet will be let separately. The yard then becomes shared between two households, with parking bays and use areas allocated to you in writing beforehand on not less than 30 days` notice. Your home, your lease and your rent are unaffected, and the flatlet will be separately metered or fairly apportioned – you will never pay for the other household`s usage.
- Until then, you are the only household on the property and the yard is yours to enjoy.
Nothing significant happens on this property without you being told first – that undertaking is given to you in writing.
CONDITIONS OF THE TENANCY
Residential use only. No pets. No smoking inside the dwelling. No subletting. No business may be conducted from the premises. No structures may be erected and the yard may not be used for storage. Vehicles are limited to the allocated parking. Full conduct rules are contained in the lease and disclosure documents, which every applicant receives to read before signing anything.
RENTAL AND APPLICATION COSTS
Monthly rental: R8 500 (Option A), Deposit: R12 750 (1.5 months` rental), Once-off lease fee: R1 200, Exit inspection fee: R450 (payable at commencement), Monthly administration fee: R80, Vetting fee: R200 per applicant.
The estimated upfront amount for one applicant is R23 180. This comprises the first month`s rental, deposit, lease fee, exit inspection fee, first monthly administration fee and one vetting fee. Additional applicants will incur a further R200 vetting fee each. If Option B or C is selected, the rental and deposit adjust accordingly. All amounts remain subject to final confirmation.
AFFORDABILITY GUIDELINE
Applicants should generally earn a combined gross monthly income of at least R25 500, equivalent to three times the monthly rental.
