A landmark in design and location
Perched above Clifton’s four white-sand beaches, the property officially known as the “Pentagon”, which is a reference to its five-level architectural layout, was conceived by the renowned firm SAOTA (Stefan Antoni + Associates). The structure spans approximately 1,210m² on a 940m² site, and features five bedrooms, multiple bathrooms, double-volume living areas, seamless indoor-outdoor transitions, an infinity pool, gym, cinema, and a lift. The design takes full advantage of the sweeping Atlantic views and includes dramatic cantilevered terraces that appear to hover above the Clifton shoreline.
The home is finished with interiors by design heavyweights ARRCC and OKHA, elevating the residence to a level of finish rarely seen in South Africa. It’s this combination of location, architecture, and finish that has made the villa an icon of the Atlantic Seaboard luxury market.
The reported sale
Earlier in 2025, reports surfaced that the villa had sold for approximately R157.5 million, a landmark number for the local market. Multiple reputable outlets quoted this figure, positioning it as one of the highest-value residential transactions in the country. The purchaser, according to reports, was registered under a company called Little Ark Holdings, with Black Coffee named as the sole director.
The deal was concluded by Lance Cohen from Lance Real Estate and had been on the market for years; despite this, it still sold close to its asking price, which was reported as R160 million. Pricing a property right matters - even in the luxury market!
This once again underscores the confidence in Cape Town's luxury market, especially on the Atlantic Seaboard, where homes of this calibre rarely come to market and underpins international- and local-buyer appetite for trophy homes.
