Property Description
Location
The farm is situated east of Steytlerville and west of the Kleinpoort farm stall off the R75 between Uitenhage and Jansenville. The closest large business centre is Uitenhage at 120km and 140km from PE.

Size
Made up of 3 titles, the property is 1157.9541ha in extent and is very private having no through roads.

Description
Nestled between two parallel ridges of the Grootrivierhoogte mountain range and affording spectacular views of the Grootwinterhoekberge of Baviaanskloof fame to the South. The valley floor is at its widest in the East and becomes narrower to the West as the Northern ridge forks out forming two ridges. This farm has an interesting variety of landforms and is easily traversed thanks to good road access, making it ideal for motorised game viewing. This farm also offers exciting 4X4 trials and unparalleled hiking opportunities. The heavily wooded mountain slopes and dense valleys are as unspoilt as one will find anywhere - one of the few remaining true wilderness areas.

Veld types
This section of property consists mainly of semi karoo sweet veld interspersed with acacia grasslands and diverse valley bushveld. Having enjoyed fairly responsible stocking practices, the veld is in good condition with the exception of a small overgrazed area; however, the damage is definitely not irreversible as numerous tall jacket plums are still evident and one would do good to plant a stand of spekboom to speed up the recovery. Spekboom establishes itself with relative ease making this a nice little project for any prospective new owner to do something for the environment and who knows perhaps even sell some "carbon credits".

Some excellent browse is available in the form of acacia karoo, jacket plum, common guarri, etc and healthy stands of spekboom. Stands of candlewood and sneeze wood are also present as well as a healthy and growing population of indigenous cycads (longifolia).

There is a fair density of climax and sub climax grass species such as setaria sphacelata, themida triandra, cynolodan dactylon and a number of the palatable digitaria. The dramatic change in eco system from the valley floor to the flats on top of the escarpment will prove invaluable to both game and stock farmer alike as it will encourage a definite seasonal altitude migration across the board with grazing species. The high lying grazing will be heavily utilized during the summer months and as the palatability drops off in May, animals will move downwards and utilize the sweet grasses in the lower valleys in winter. Winter grazing is supplemented by a large variety of edible karoo bushes.

Game
The virgin mountain area with all its "kloofs" is heavily populated with kudu, bushpig and klipspringer and would be ideal for eland. Other game present includes mountain reedbuck, steenbok, duiker, grysbok and leopard occasionally. Given its botanical diversity, the property could comfortably carry a breeding nucleus of all of the larger antelope species, giraffe and zebra.

Rainfall
The farm falls in a summer rainfall area and has an annual average of 352mm.

Improvements
It is divided into 3 fenced camps each with laid on water and access to a kraal and handling facilities. Water comes from a fountain which feeds a small pool from where it is gravity feed to a cement dam and this in turn feeds several drinking troughs. There is also a second fountain and this is nothing short of amazing as both are still running during this severe drought. There are also boreholes on the farm and these offer extra water - superfluous to current needs. There is one fair sized earth dam also present.

The Northern and Southern boundaries are partially game fenced. There is no farm dwelling, leaving a blank canvass for one to stamp ones own approval on. A multitude of elevated areas afford great building sites with breathtaking views of the valley and beyond while the cliffs and the higher flat plateaus offer some superb lodge sites.

Conclusion
This farm is ideally suited for an eco tourism venture designed around special interest groups. Given its diversity one could add value to the generic motorised game viewing with guided overnight hikes into the mountains. Alternatively this makes an excellent hunting destination with splendid terrain for walk and stalk. Very realistically priced affording great value for money well spent.

Price
R3.95 million excl. vat if payable.
