Description
This farm is situated in the Grootrivierhoogte mountain range with views of the Grootwinterhoekberge of Baviaanskloof fame to the South. Contrasting landscape types range from mountain slopes to more gently undulating plains, affording breath taking views as well as a stunning backdrop to game viewing. The heavily wooded mountain slopes and dense river valleys are of a pristine nature - offering a true wilderness experience. A natural waterhole is situated on the north east boundary and it is apparently fairly deep and as such there is no record of it ever having dried up in recorded history. Given its botanical diversity, the property could comfortably carry a breeding nucleus of all of the larger antelope species, giraffe and zebra.
Veld types
There are a variety of vegetation types ranging from semi karoo sweet veld interspersed with acacia grasslands to sub-tropical thicket or valley bushveld. Having enjoyed conservative stocking practices, the veld is in really good condition with a good density of climax and sub climax grass species. Winter grazing is supplemented by a large variety of edible karoo bushes and does not display the mono culture often indicative of overgrazing. In addition some excellent browse is available in the form of acacia's, wild plum, jacket plum, shepherds tree, common guarri, etc and healthy stands of spekboom.
The pristine mountain forest area has stands of Candlewood, sneeze wood, stinkwood and cape ash and is interspersed with spekboom and a healthy and growing population of indigenous cycads (longifolia). This area is also heavily populated with kudu, bushpig and klipspringer and would be ideal for eland and nyala. Other game includes steenbok, grey duiker and mountain reedbuck.
Rainfall
The farm falls in a summer rainfall area and has an annual average of 352mm.
Improvements
The farm has: a newly renovated, 6 bedroom house or 5 beds with a study and includes the newly appointed master suite, eat in kitchen with separate scullery, dinning room, lounge, full bathroom, large veranda and a braai area around the swimming pool. In addition a fully equipped butchery consisting of 2 rooms for meat processing plus a cold room and a biltong making room complete with fan and infra-red lights. There is garaging for 7 vehicles and 2 large sheds. The area between the house and the outbuildings is conveniently surfaced with concrete slabs. A face-brick wall extends around the yards expansive outer perimeter thus protecting the manicured garden from kudu and little critters alike. Eskom power is laid on to the house. There are 2 labourers' cottages. Water is pumped from 2 strong boreholes one using a diesel pump and the other a solar pump. The farms outer perimeter is fenced with a 2.4m high game fence and internal stock fencing divides the farm into approximately 18 camps. An extensive road network ensures that the farm can be traversed with relative ease.
Conclusion
This farm would be ideally suited for either a hunting outfit or an eco tourism venture designed around special interest groups. Given its diversity one could add value to the generic motorised game viewing with hikes into the mountains as well as possibly making a 4x4/quad bike trail. Or simply indulge in ones own private retreat set in the back of beyond.
Price: R 6 300 000 (excluding vat if applicable).
