Home prices the biggest draw card in Jeffreys Bay

Value for money is proving to be a great incentive for holiday home buying and upgrading in Jeffreys Bay.
“Home prices here averaged less than R1m in the past year and there is a very wide variety of properties for buyers to choose from,” says Rachie Badenhorst, owner of the local RealNet franchise.

"Prices in Jeffreys Bay have not yet recovered to levels seen before the last recession and this is important to buyers looking for value. For example, the highest price achieved for a beachfront property in the Kabeljous area of Jeffreys Bay in the past year was R5,5m, compared to the highest price of R12,75m on the canals in St Francis Bay," she says.
And while there is consistent demand for freehold homes in all parts of town, the Marina Martinique development is currently a hot spot. “This upmarket development with 24-hour security as well as 5,5km of seawater canals offers a great lifestyle as well as a wide choice of properties. For buyers on a tight budget, sectional title units with two bedrooms and one bathroom are available from as little as R550 000, while prices of stands smaller than 500sqm start at around R200 000.
“However, freehold homes in the development are generally large and offer luxury finishes (See photo). For example, a home of 640sqm on a double stand that is currently on our books for R6,7m offers four bedrooms en-suite, two linked entertainment areas, a bar, an upstairs living area and playroom one of which is under roof, and a huge, half-covered deck over the canal, which is safe for swimming and ideal for fishing.”
Badenhorst says the Aston Bay area is also increasingly popular because property prices are still affordable, and almost all the homes are within walking distance of the lagoon and/ or the beach. Prices of properties the agency currently has for sale here range from R520 000 to R3,5m

It offers four en-suite bedrooms and a study, upstairs and downstairs living areas, a well-fitted kitchen, scullery and laundry, staff quarters and a large double garage as well as a covered veranda and deck right on the canal’s edge.

Meanwhile, Paradise Beach is arguably the most select - and secluded - destination in Jeffreys Bay, she says. “It has become a favoured retreat for nature lovers and professional people who value peace and quiet. It is truly unspoilt and a haven for fauna such as bush buck and tortoises while the birdlife is prolific. And flamingos are a spectacular sight at the nearby Aston Bay lagoon or Kabeljous mouth."
Stands in Paradise Beach are selling at prices starting at around R170 000 but because of the ecological sensitivity of the area, an environmental impact study must be done on some of the beachfront stands before any building commences, she notes. Impact studies cost in the region of R35 000 each.
Meanwhile, entry-level flats in town are selling from R310 000 for bachelor units and around R379 000 for one-bedroom apartments. “These units are far from the beach but excellent investments and those who buy them have little trouble finding quality tenants as there is a large pool of young residents here who are renting while saving up for homes of their own.”
