Sell Your Property: Home Staging Tips

You have made the decision to sell your property and you have found the right agent to assist you throughout this process, but what can you do to make your home more appealing to buyers?

Enter “home staging” which is becoming increasingly popular amongst property sellers. Home staging simply means making a few decorating changes and updating a few things to make the home more appealing to prospective buyers.

Here are some tips from the experts to achieve the best results:

A little elbow grease goes a long way - the very first step you should take when you are planning on selling your property is to give the entire a property a good scrub down. 

Start by paying attention to the wear and tear on the property - update the interior and exterior paint, keeping with neutral colours as this will make your house more appealing to prospective buyers. 

Clear up the clutter - in your garden this means you are going to clean out garden beds, trim hedges and fix any leaky taps. Inside clear up knick knacks, file those papers and make sure that toys are neatly packed away.

“What is that smell?” is not something you want to hear on show day, so make sure that if you are a pet owner that there isn’t any lingering pet smells around the house (including pet hairs.) If a carpet is fairly new and in good condition you should give it a wash with a professional system. The carpets will look great and as an added bonus the rooms will smell great too!

Entice with your outdoor areas - if you have an outdoor entertainment area entice buyers by updating your area with a new coat of stain on wood finishes, replacing worn fixtures and making sure that all the outdoor furniture is clean and in good condition.

Cooking up a great sell - your kitchen can be a great selling point or liability depending on how it looks. You don’t have undergo an expensive makeover to make it look great. All you have to do is give it a good clean (yes, that even means the oven) and painting the cabinets white, or new varnish. Replace old hardware on drawers and cabinets and you will have a fresh new kitchen in no time.

It is all about creating the atmosphere - whatever you do during the staging process, make sure you keep in mind that you are not doing all of this to suit your tastes but to entice buyers. They want to imagine their lives in your home and the easier that is, the easier it will be to sell your property.
