Good investment value in Fourways

Property investors are targeting the buy-to-let market in Fourways,which has a large pool of prospective tenants and consistently delivers good returns.

In terms of demand, the area benefits especially from its proximity to Sandton, where a large percentage of prospective tenants work, says Johan Swanepoel, owner of the RealNet Fourways franchise.
“What is more, properties in Fourways generally sell for around R9000 to R13000/sqm, while those in neighbouring Sandton usually sell for  between R12 000 and R18 000/sqm, and this saving on initial capital outlay means Fourways landlords can earn good returns at lower rentals – which of course attract more tenants."
Investors are currently seeking out “bargains”at prices below market value to further increase their yields, he says, but the healthy demand for rental properties in all price categories from about R6000 to R50 000 a month widens their scope considerably.
And the RealNet Fourways franchise has capitalised on the trend by offering investors a one-stop service, says Swanepoel. "We expanded our offering and now source suitable properties for investors and then offer them a dedicated rental property management service that also includes selecting and placing suitable tenants and collecting rent.

 "We started a recruitment drive for additional agents at the end of last year and at the same time started training all our agents in rentals as well as sales. Our market share has increased substantially in the past four months and we get positive feedback from clients who appreciate a hands-off approach to letting."
Meanwhile he expects healthy growth in the residential as well as the buy-to-let market over the next few months. "Fourways will always be attractive to a variety of buyers, from people just venturing out into the professional world to people slowing down and enjoying a more relaxed lifestyle.
“Most of the housing developments here are still fairly new as Fourways has seen rapid growth over the last couple of years. It has become a popular destination for new business ventures opening offices because of its proximity to Sandton and the trend is likely to stimulate further residential demand."
