Located just 20 minutes outside of Johannesburg’s cosmopolitan hub is the tranquil, equestrian suburb of Walkerville.

A stark contrast to the inner city lifestyle that the greater Johannesburg area provides, Walkerville is more rural village than metropolitan suburbia. Peter Bester, Broker/Owner of RE/MAX Finest in Walkerville, says that it is the area’s peaceful country lifestyle that has attracted so many of its residents.
“While the area has seen a fair amount of development over the past years, it has never lost its out-of-town, rural feel, which adds to the area’s allure. The way of life in Walkerville lends itself to a great sense of community that few experience in more cosmopolitan areas. There is a Saturday Farmers Market, an annual agricultural show and an annual soapbox derby with great participation from the locals and city folk,” says Bester.
He adds that another draw card to the area is that although it is close to the greater Johannesburg area, it falls within the municipal boundaries of Midvaal, which was voted last year as the municipality with the best standard of living and service delivery in Gauteng. According to Bester, there is a lot of growth potential within Midvaal as demand for property in region increases. “In the current month alone we have seen a significant growth in the number of property transactions that our office handles,” says Bester.
Adrian Goslett, CEO of RE/MAX of Southern Africa, says that Walkerville is one of the few areas across the country that appeals to buyers of all age groups. He notes that according to Lightstone statistics, consumers between 18 and 35 years old, 36 and 49 years old, 50 and 64 years old and 65 or older, each accounted for 25% of recent buyers in the area.
“The buyers in this area are mainly middle to upper- income business people from the south of Johannesburg and Alberton, looking for a country lifestyle that still allows them easy access to the CBD and Pretoria,” says Bester. “The old Johannesburg – Vereeniging road is currently being upgraded, which makes a safe and convenient thoroughfare to Walkerville. The area is also very close to the R59 corridor. This has led to a greater demand for property in the area as more and more buyers are seeing the lifestyle benefits on offer. Due to the fact that property in Walkerville is mostly small holdings and vacant plots, the area also attracts equestrian lovers who want live in an area that caters to their favourite pastime.”
Bester notes that property prices in Walkerville range from R250 000 for a vacant plot all the way up to R3.5 million, which would buy a luxury small holding. He says that all properties within the Walkerville area are either full title homes or homes within secure estates. Security estates provide residents with the opportunity to live on large open properties without compromising on safety. “There are several secure estates within the area that offer the unique lifestyle offering of Walkerville combined with top-class security features. Blue Saddle Ranches is one such development. The equestrian estate comprises stands ranging between 10 000m2 and 20 000m2, all within the confines of a secure upmarket development with an access controlled entrance,” says Bester.
“Walkerville is the perfect solution for those who want to escape the hustle and bustle of city living while still being ideally positioned within proximity to all major urban hubs,” he concludes.
