Fourways is fabulous for families

Say ‘Fourways’ these days and the chances are most people will make the connection with Montecasino and / or the Fourways Mall, which are the major landmarks in this bustling area to the north of Sandton.

This magnificent three-bedroom luxury home in a secure street in Douglasdale is for sale through Sotheby’s International Realty for R3,799,000.
“But actually,” says James Christelis, area specialist for Sotheby’s International Realty, “greater Fourways, which also includes Douglasdale and Norscot, is also one of the city’s very best residential nodes for families.
“It has a great choice of properties to suit a range of buyers, including sectional title townhouses for younger people, freehold cluster homes and large freestanding homes on stands of around 1500sqm. And prices vary accordingly, from around R700 000 for the sectional title units all the way up to around R4m.”
Indeed, James and his fellow-agent Ryan Rodda recently sold a home in the area for R4m, which is the highest price achieved here to date.
“However, the fact that Fourways is still much more affordable, especially at the upper end of the market, than suburbs like Bryanston, for example, is not the only reason it is increasingly popular among family buyers,” he says. “The area has excellent schools and many smaller shopping centres with good restaurants in addition to Fourways Mall and Montecasino.
“It also has the Norscot Manor Recreation Centre which offers karate, dance and all sorts of other classes, and a large, well-kept park – which we sponsor – that is very popular with residents. And of course it offers quick and easy access to Sandton and other northern office nodes.”
It is not really surprising then, that there is a shortage of properties for sale right across the board in Fourways, and that any new developments that are brought to market are quickly sold out. “We have ourselves just sold out a very upmarket new project in Douglasdale, where one of the largest building packages (stand and newly-built home) was valued at  more than R5m,“ James says.
Meanwhile, the convenience and liveability of the area are also making it increasingly popular among tenants, and the demand for rental property here is very strong, especially in the sectional title sector. This makes it a promising area for buy-to-let investors, he says.
