Pinelands - A sense of community

Home buyers are seeing the merit in the Western Cape southern suburb of Pinelands. “There is a strong sense of community here, where people actually speak to each other and know one another well,” says Richard Smith of Jawitz Properties Pinelands.

 “To feel like a part of a community is rare these days but as Pinelands offers all the necessary amenities such as near-by schools, shopping facilities and places of worship, its residents tend to stay in the area and are naturally tight-knit. I think there are a lot of positives for buyers, particularly those seeking a safe, friendly neighbourhood to settle down in.”

The central location of Pinelands, regarded as the ’15 minute suburb,’ adds to the appeal with its close proximity to the CBD, Airport and other popular areas such as Century City, making it an ideal place to live for those who work in these areas. “It’s so close to the artery roads including the M5 which provides quick access to both the N1 and N2 roads. It is also a stone’s throw away from the M3,” adds Smith.

It’s not difficult to see why buyers are finding value here as homes are well priced. “The starting price is generally R2 million, and homes in the R2-R3 million price bracket are the most in demand,” says Smith. “Properties sell very quickly especially if priced correctly, often not even making internet listings, and existing buyers always get the first look when a property comes on the market.”

Many homes in Pinelands are historic with spacious grounds and living areas, offering great value compared to neighbouring, more expensive suburbs. “There is a higher-end market within Pinelands where luxurious, palatial properties are priced between R4- and R5.5 million, but these are still much more affordable in comparison to similar sized homes in other areas,” says Smith.

Despite the economic difficulties that the residential property market has faced, Smith says there was positive activity in Pinelands last year. “In 2014 we expect that demand will continue and house prices will rise even in light of the new bond rate increase of 0, 5%.”

Francois Venter, Director of Jawitz Properties expects that metropolitan areas, such as Pinelands, will see real growth in house prices this year. “The demand for properties remains strong and buyers who are interested in popular areas like Pinelands should act soon to make the most of current prices.”
