Many more upmarket buyers for Midrand

Popular among young homebuyers for its convenient location between Pretoria and Johannesburg – and particularly so since fuel prices began rising steeply – Midrand is now also increasingly sought-after by middle and upper-income family buyers.

The reason, says Grahame Diedericks of the Lew Geffen / Sotheby’s International Realty office in Midrand, is the availability of cluster/townhouse developments and world class upmarket estates being built in and around the Midrand area.
“Many blue-chip companies now have their headquarters in Midrand or close by, and many top business people are now choosing to move to a secure estate in Midrand, where their families can live peacefully while they commute to work quickly and relatively easily via the N1 and the major local roads, most of which have been upgraded. Of course, Midrand also has its own Gautrain station and Grand Central airport, and is also within easy reach of the Lanseria and OR Tambo airports for those who regularly travel further afield.”

In addition, he says, Midrand is still seen by many as a developing area, with the result that home prices here are still relatively low – a fact that is expected to attract more and more buyers from the more established northern suburbs of Johannesburg. “Certainly this appears to be what the developers think, as we are currently seeing a huge increase in the demand for development land for new upmarket cluster villages and estates.”
Another appealing feature of the area for upmarket family buyers is that it has excellent schools such as Beaulieu College, Reddam House, and many top quality shopping malls besides the soon-to-be-completed Mall of Africa. “Midrand is also still the centre of SA’s equestrian world, and it still has a ‘country’ atmosphere thanks to the many stables, riding centres and smallholdings that remain.
“And for those who prefer to keep their feet on the ground, it is also home to two of Gauteng’s top golf courses –the Kyalami Country Club course and Gary Player’s Blue Valley course– as well as the ever popular Gallagher Estate venue for business meetings and conferences.”

Home prices in Midrand start at around R600 000 for an entry-level apartment/townhouse in Vorna Valley And Erandand sectional title complexes in these areas are still very popular with young professionals who either work in Midrand itself or commute via the Gautrain to Johannesburg, Sandton or Pretoria, Diedericks says.
“More established buyers are upgrading to areas such as Crowthorne, Kyalami and Carlswald, for example, where we are currently marketing a typical property – a large townhouse with three bedrooms, 2,5 bathrooms, a double garage and great security – for R1 800 000.”
Cluster home prices in Midrand range anywhere from R1 000 000 to R2 000 000, he says, while houses in estates start from around R2 500 000 and can range all the way up to R10 000 000. A typical example is a Carlswald Lifestyle Estate home that Sotheby’s is currently marketing for R5 400 000. This has four bedrooms, three bathrooms, four living areas, a double garage and a large garden with entertainment area and pool.
“Then for those who would like to design and build their own homes, there are still stands available in some established estates, such as Kyalami Glen, where we currently have a 1416sqm stand with lovely views on sale for R1 400 000.”
