Northern Suburbs homes sell fast

Homes in Cape Town's northern suburbs of Bellville and Brackenfell are selling within weeks if the price is right.

Wynand van Wyk, owner of the new RealNet Prestige franchise covering these areas, reports rapid sales in the R900 000 price range in the Oakdale area, for example, as well as in the R1,4m range in Oakglen. "Properties in these price ranges that offer good value generally sell within three to six weeks of listing," he says.
Properties in the R1,4m to R1,6m price range and offering up to four bedrooms and a double garage are also in strong demand among middle-class buyers who target these areas thanks to excellent schools and proximity to shopping facilities and main routes to places of work, he says.
First-time buyers who appreciate the area's central location are also very active in the lower price ranges, where starter apartments with one bedroom sell at around R400 000.
Van Wyk, an experienced estate agent who has lived in the area for the past 21 years, says his franchise under the RealNet banner made a very quick impact on the local market, with an impressive list of homes on offer as well as quick transactions within weeks of opening.
The new franchise also obtained a mandate in its second month of operation to market homes in the plot-and-plan Burgundy development in Sonkring, one of the newer residential areas. Prices of the 11 units, on stands of about 540sqm each, range between R1,32m and R2m for homes of between 150sqm and 300sqm, and Van Wyk says these prices represent excellent value in the popular residential node.
Having joined the real estate industry in 1995, Van Wyk has earned many accolades - including a national award last year for the most registered transactions in the large real estate group he worked for before deciding to strike out on his own.
"I chose to join RealNet because the group offers excellent support systems that enable me to concentrate on the core business, a fact which has contributed greatly to our quick impact on the market, while the absolute adherence to honesty and integrity of the whole management team inspires confidence," he says.
The franchise has obtained premises in the highly visible Old Oak Spar centre in Bellville and Van Wyk says another four agents will soon be added to the sales team.
