What is curb appeal?

Have you ever wondered what it means when an estate agent refers to the curb appeal of a home?

Curb what?

Curb appeal refers to the exterior of a property and is almost always the seller’s first chance to make a great impression on prospective buyers.

Curb appeal can include the verge outside your property, the condition of your automated gate or driveway, the state of the property’s exterior walls, even your front door plays a role in curb appeal.

How to increase your curb appeal

It is logical that a property with high curb appeal would make prospective buyers more interested in what the property looks like inside, therefore it is important to make that great first impression.

Here are some tips and ideas on how to increase your curb appeal:

- Stand in front of your property and take a look at the whole picture - is your front garden well maintained? If you have painted walls, are they in a good condition? Ask yourself if you would be interested in buying the property again if you saw it for the first time.

- Make sure all exterior light fittings work, the same goes for any automated device you might have outside.

- If you have potted plants leading towards the door make sure the plants are all healthy and looking their best to ensure you create a welcoming feeling.

- Spruce up your front door with a layer of bright paint or sand it down and give it a new coat of varnish, clean all the door fittings or replace them if they are old and dingy.

- Revamp plant beds by pulling out any weeds or dead plants, prune and shape shrubs and trees to create an organised ambience

- If you have fountains in the garden make sure they are clean and in working condition, clean out fish ponds and make sure your garden ornaments are still well maintained.

- Check all your gutters and downspouts, not only will this ensure that you avoid future water damage but it will also add to the appeal of your property. If they are still in good working condition you can clean them out and give them a new paint finish if needed.

- Nothing adds appeal to a property like a fresh paint job. Try and paint it in a neutral colour that will complement the property but also make it easier for prospective buyers to imagine themselves in the property.

- Clean the paving around your property - remove stains and kill any weeds that might have broken through

- If you have a porch or patio with wooden railings around it, spruce them up and make them look as good as new.

- Lapa’s that aren’t maintained properly can take away from your property so ensure that your lapa is well maintained and looked after. If the thatch needs replacing now would be a good time to do so.

If you brainstorm, you'll find that there's a solution to most problems—one that lets you stay within your budget. The trick is to find the areas where improvements are needed, then work on them as best you can.
