Bright future for The Glens, says top agent

As increased commercial and corporate activity breathes new life into the Johannesburg CBD, housing demand is rising in the more affluent of the city’s southern suburbs, including Glenvista, Mulbarton and Bassonia, which are collectively known as The Glens.

This stunning double-storey Tudor-style home in Glenvista is for sale through Chas Everitt International for R3,495,000. It offers four bedrooms, 2,5 bathrooms, five reception rooms, kitchen with gas stove, laundry, staff accommodation, three garages and a pool on a stand of more than 1000sqm. It also has under-floor heating and full security.

“These areas offer easy access to the city centre on routes much less congested than those from the North and West,” says top selling southern suburbs estate agent Mark Botha, who has just joined the crack team at Chas Everitt International Glenvista.
“The Glens also offer excellent and convenient schools, shops and recreational amenities, including the top-rated Glenvista Golf Course, and a wide range of real estate to suit all types of buyers. This includes some magnificent executive homes in gated communities such as the Bassonia Estate, Aspen and the nearby Meyersdal Eco and Nature estates.”
Botha, whose award-winning real estate career spans 24 years of service to home buyers and sellers in the southern suburbs, says the highest demand in The Glens at the moment is for homes priced at between R1m and R2m, and that a shortage of stock is now developing in this bracket as young families, especially, seek to upgrade from suburbs such as Mondeor,Suideroord, Brackendowns and Brackenhurst.
“However, working couples and first-time homebuyers are well served at the moment as developers have responded to the growing demand and are breaking ground on several new projects that offer sectional title units at prices between R600 000 and about R1m.”

At the top end of the market, he says, homeowners from The Glens are taking the opportunity while interest rates are low to upgrade from suburban homes to the estates, where newly-built homes and architect-designed mansion are available at prices from R2m upwards.
Meanwhile, the demand for rental properties in The Glens continues to outweigh supply substantially, and ensure good returns for investors. Current monthly rentals start at around R4500 for a one-bedroom apartment and R5500 to R6000 for a two bedroom apartment. Houses start at around R8000 a month and can reach R25 000 to R30 000 in the estates, where there is currently a shortage of properties to meet demand.
Looking ahead, Botha says the new mixed use Millionaire’s Estate in Bassonia and further proposed developments along Klipriver Road promise to bring many more prospective homebuyers to The Glens and give the value of surrounding properties a further boost.
