Village lifestyle, location and top-class security draws cash buyers to Lonehill

The suburb of Lonehill, located just north of the Sandton CBD has seen a mini boom and an influx of cash buyers this year, say Seeff agents, Karin Van Schalkwyk and Olimpia Vanderlis. 

It offers a real village-like lifestyle, excellent infrastructure, a mix of homes to suit just about every budget and above all, top-class security. For family buyers especially, a secure neighbourhood has become a real ‘must' when it comes to shopping for a home and Lonehill ticks all of the boxes for buyers, say the agents.

Lonehill is considered to be one of the safest open suburbs in Joburg. It has an active Residents Association (Lonehill Resident's Association (LRA)), with Fidelity Security Services safeguarding the neighbourhood with a fleet of vehicles and motorcycles and twelve foot guards that patrol the area on a 24/7 basis. Residents donate to an Improvement Initiative Fund that is used for the upkeep of the suburb and its security. The suburb also has its own fire station that is equally popular for children's parties, says van Schalkwyk and Vanderlis.

Aside from family buyers, the suburb is also a popular choice with young professionals and even older buyers looking to downscale to a convenient cluster or townhouse. The demand is illustrated by sales activity in the suburb, says Seeff's managing director for the Sandton area, Charles Vining. In the last year, about 542 properties have sold in the neighbourhood to the value of almost R726 million; an improvement in market activity of about 15% compared to 2010 when around 470 properties to the value of just over R574 million sold in 2010, he says. Property values also continue to rise. About ten years ago the average price for a home in the suburb was R878,000. This has since more than doubled to around R1,9 million.

It is especially family friendly and one of the few suburbs where you will see joggers and moms taking their toddlers and babies for walks or elderly couples strolling with their dogs during the mornings and evenings. The Resident's Association organises regular community activities such as Jazz events, picnics, art exhibitions and carols by candlelight, all of which are actively supported by residents, say the agents. The Lonehill Koppie Nature Reserve is a regular weekend picnic spot for residents.

The suburb is conveniently located with quick access to major arterials to all of the main commercial centres such as the Sandton CBD, Midrand and even the greater Pretoria area, say the agents. Local facilities include a shopping centre with retail brands such as Woolworths, Pick & Pay and Clicks along with trendy boutiques, popular restaurants and a Virgin Active gym, all within walking distance. Other trendy centres such as Monte Casino, the Design Quarter and larger shopping precincts such as Fourways Mall, Sandton and several value centres are just a few minutes' drive away. Yet another strong draw-card is the Crawford Private School that offers from pre-primary to grade 12 and students can walk, cycle or choose to drive as there are no traffic issues.

From a buyer's perspective, there is something to suit just about every need and budget. The biggest demand is for properties priced below R2 million and these sell quite quickly, say the agents. Prices range from around R500,000 for a studio apartment to around R950,000 for a trendy, two-bedroomed loft-styled apartment in a secure complex with a tennis court, two swimming pools and a clubhouse with braai facilities. Modern townhouses start at around R1,295 million while beautiful cluster homes are priced upwards of R1,75 million.

At the top end, a stunning 800sqm double storey home on a spacious plot of 1,298sqm is on offer for R4,25 million. This spacious home comes with a double-volume living area with skylights and includes two lounges with a bar that opens to a lovely outdoor entertainment area and swimming pool. There is also a dining room and modern kitchen with a breakfast area. The home includes four bedroom suites; two of which are on the lower level. The ultra-spacious main bedroom suite is on the upper level and includes a dressing room, pyjama lounge and study. The fourth suite comes with a built-in bar and study and could be used as a flat-let. The property also includes a two-bedroomed staff suite and garaging for four vehicles with additional secure parking space.
