Cullinan property market sparkles

The small mining village of Cullinan just outside Pretoria is not just a popular tourist spot, but also offers discerning home buyers a wide selection of historical homes and agricultural smallholdings as well as game farms on its doorstep.

Named after mining magnate Sir Thomas Cullinan, the village is where the famed 3106-carat Cullinan diamond was discovered in 1905 and still largely depends on diamond mining, although the local economy is boosted by tourism and an established farming community.
And it has a lively property market, says Joop Coetzee, owner of the RealNet Plotte&Plase North franchise, which recently added Cullinan and surrounds to its territory.
RealNet's area specialist, Pieter Strydom, says the agencyhas listed more than 30 properties in the area since August, and adds that smallholdings of between 1,5 and 2,5ha and in the R1,2m to R2m price range are in strong demand among buyers planning to farm on small scale with cattle and sheep or crops such as lucerne or maize. Holdings suitable for horses are also in demand.
Buyers also include retirees looking for a tranquil retirement spot close to city amenities, younger buyers who have their sights on hobby farming on a smallholding, and commuters who work in Pretoria about 40km away.

Several game farms near Cullinan are also available for sale and the franchise's current listings include a 43ha farm stocked with small game such as impala, blesbok and nyala, less than 10km from the village. The farm offers a 350sqm home with elegant finishes and is on the market for R3,3m.
Meanwhile, Coetzee says, the rental market in the village is also busy since many contract workers at the Petra diamond mine and the Delfsand quarry need accommodation. Homes at monthly rentals of between R4000 and R7000 are sought after.
Prices of homes for sale in the village range between R750 000 for standard three-bedroom family homes with a bathroom and garage, to about R1,1m for luxury four-bedroom homes with two bathrooms, two garages and large gardens.
RealNet Plotte&Plase North is also marketing complete building packages in the Cullinan Golf Estate. Prices range between R800 000 and R1,1m and include stands of between 800 and 1200sqm. Coetzee says the building packages offer excellent value for homebuyers and especially golf enthusiasts who want to test their mettle on the challenging Dale Hayes course.
On weekends Cullinan belongs to tourists and residents join the festivities as visitors throng the historic streets, many lined with picturesque sandstone homes that have been turned into coffee shops, restaurants and curio and antique shops. Underground mining tours and visits to the four local museums are also popular pastimes.
