Increasing interest in secure estates in Somerset West

The desire for a relaxed outdoor lifestyle and a safe environment in which to raise a family is driving strong demand for homes in secure estates in Somerset West

PGP has seen increased interest in this market segment during 2013, both from family buyers and from frequent travellers and commuters who enjoy the lock-up-and-go lifestyle.

“There has been considerable development in this segment of the market since 2000,” says Varga, “and as a result, there is now quite a variety of secure estates available to buyers in the Somerset West area. These service all sectors of the market from entry level and starter homes in developments such as Heritage Park, where one can obtain a two-bedroomed townhouse for around R825 000, to spacious family homes on estates likes Wedderwill and Erinvale in the R3.5 million to R6 million price range, and up to as much as R30 million or more for their most luxurious homes.”

Among the most prestigious of the gated estates is Canellun, located in the sought-after suburb of Montclair. This upmarket suburb was settled between 1970 and 1990, and occupies an elevated location with views of the surrounding mountains from many properties. A number of secure estates were developed here in the 2000’s, and Canellun remains among the most popular of these with its quiet atmosphere and leafy tree-lined streets. The estate contains just over 20 homes, typically set on plots of 1000sqm or more, with prices ranging from R7 million to R12 million.
