New phase of homes launched at well-established Anahita Resort in Mauritius

In today’s busy, modern world, time is an increasingly precious commodity – particularly quality recreation time. In line with this trend, and further fuelled by ongoing technological advances which speed communications, there is a growing emphasis on immediacy in our everyday lives.

So when it comes to planning a leisure destination and investing in a getaway property where family and also friends can come together to enjoy memorable vacations, an option which provides all the first-class facilities ready at hand in an existing, quality resort in a prime, idyllic location seems a logical choice, says Dr Andrew Golding, CE of the Pam Golding Property group.

“Finding the right location for a leisure property where you can enjoy holidays for many years to come – with instant access to a broad range of activities and amenities to delight every member of the family, is a priority for many buyers. Affordability is of course another key factor and this new phase of residences at Anahita resort in Mauritius meets all these criteria, at prices within reach of a wider cross-section of home buyers and with a host of activities and facilities ready to be enjoyed the moment you move in. Previously, the average price of property achieved in this luxurious resort was in the region of €1.3 million, making the new phase of residences very appealing,” he says.

At ‘Anahita Mauritius’, an Integrated Resort Scheme on six kilometres of shoreline along the largest lagoon in Mauritius, a new phase of luxury villas, lodges and duplexes has been launched. Inaugurated in June 2008, 213-hectare Anahita is located in Beau Champ, on the east coast of the island, offering a wide variety of recreational, cultural and social activities readily available and with over 200 residential units already sold and developed.

Anahita includes the Four Seasons Resort Mauritius with spectacular views over an extensive lagoon and its own private island, an 18-hole Ernie Els signature golf course with a clubhouse, a double infinity edge swimming pool adjacent to the beach, seven restaurants, yacht club with various water sport activities, PADI diving centre, wellbeing and fitness centres, floodlit tennis courts, children’s and teen’s clubs, boutiques and shops and full concierge service.

The latest development phase is located in a neighbourhood named ‘Amalthea’ and comprises 40 two- and three-bedroom lodges priced from €490 000, 12 two- and three-bedroom duplexes priced from €630 000, and 11 three-bedroom villas priced from €790 000.  The units range in size from 147 to 201 square metres and are sold on a freehold ownership basis. All the residential units are located within a pedestrianised and landscaped neighbourhood accessible only by golf cart and bordered by the first, eighth and ninth holes of the golf course.

Adds Dr Golding: “Apart from its ideal climate and spectacularly scenic setting, the island of Mauritius is globally acknowledged as a successful financial, business, information, communication and trading hub in the Indian Ocean region. With a resilient and stable economy, reliable infrastructure, political stability business-friendly and low-tax environment, Mauritius has much to offer, particularly for South Africans who are easily accessible via daily flights. Purchasers of property in Amalthea have the advantage of Mauritian residency for themselves and their families, and full use of all the facilities and services - including the rental scheme managed by Anahita which enables them to rent out their properties when not in use. In addition, in Mauritius there is no capital gains tax or inheritance tax.”

Bordered by manicured fairways, natural gardens and an alley of established trees, Amalthea is designed in harmony with the rest of the resort, with a contemporary style of local architecture which blends indoor and outdoor spaces typical of the appealing Mauritian lifestyle. Anahita is a secure and tranquil gated estate with access controlled at the main entrance and with security points discreetly placed at the entrance of each neighbourhood and with strategic security surveillance.

The developer of Anahita is Ciel Properties Limited, the real estate arm of Alteo Limited and the CIEL Group, responsible for the development and management of their numerous property assets which include land mixed-use, industrial and commercial properties.

Approximately 40 minutes’ drive from the airport, Anahita Resort is in easy reach of convenience stores, supermarkets, specialised retail boutiques and shopping centres that are located within five to 30 minutes’ drive. Also in the vicinity are the nature sanctuaries at Domaine de l’Etoile and La Vallée de Ferney.

Adds Dr Golding: “The timing is right for this development, as Anahita is at the pinnacle of a new wave of landmark property developments sweeping the Mauritian landscape. With attractive yields and strong historical capital gains, Anahita offers the potential for a secure world-class property acquisition. Investors have shown sustained interest in the luxury residential sector driven by Integrated Resort Scheme development, which entitles foreign nationals full ownership of their home coupled with a Mauritian residency permit.”
